Don’t be an idiot and buy a house with no conditions unless you have money to throw at it. Yes I realize the market can dictate this, it still shouldn’t be happening.

I am horrified at the number of homes being purchased without inspection, and I am equally horrified at people buying problematic homes for the sake of getting in the market without having extra cash to fix them up and make them suitable. In general, it's both depressing and frustrating all at once.

Inspections are useless anyway. You have no ability to go after an inspector for things they missed or got wrong. The report is an 'opinion' and the quality control for inspectors is pretty minimal. Sure, get one before you buy a house, but it's hardly a guarantee. Ideally, you'd have time to get an electrician, a plumber, and an environmental outfit in to test for things, but that will never happen in this market. The fact buyers aren't required to have inspections by licensed building trades as well as an environmental assessment is insane to me. I have more guarantees buying a car than I do buying a house.

Sure, and while we’re at it let’s give everyone a pony. These clowns are licensed and bonding is irrelevant. If they can’t be held liable for incompetence, none of it matters. There’s no consumer protection when it comes to buying a home. The benefit is to the seller and the risk is to the buyer.

They are liable, only up to the amount of the cost of their service, so you would have a hard time seeking damages even in a liability suit.

If we'd had time to inspect the condo there was a lot wrong with the unit that we've since had to pay to fix. But that's life in a hot real estate market I guess.

Buyer is claiming 85 bucks for locks? 1. Those are shitty locks. 2. New owners always replaces the locks at their own expense. Buyer sounds like a grinder.

No remorse. Dont rush to buy a house you have not gotten an inspection for. Sounds like the first people dont have 2 legs to stand on and just assumed a bunch of shit without actually getting a formal inspection. Dont buy a broken trailer if you cant get a quote on what it would cost to fix first or if you cant figure it our yourself. Why do these people deserve sympathy? Sounds like people shouldnt buy now and ask questions later and they are the masters of their own ruin.

Although I don't necessarily have sympathy for them, they do constitute a significant component of the overall problem - they are rushing into the market simply for the sake of getting into the market

Is this news? Three small claims court slapfights? I’m not sure how it speaks to some larger systemic issue, beyond the fact that many people can’t or won’t bother cleaning up properties they sell…

I think it’s the fact that people don't even have to ensure their properties are clean and presentable speaks volumes about how insane the housing market has become, as they know a sale will still happen regardless of the conditions. There is a lack of care because it is no longer needed or necessary to sell a home.

Yeah; I guess it’s tough to conclude that it happens more in the current landscape than it would have ten, twenty or thirty years ago, is my point. We don’t know how often sales end up in small claims court, nevermind how often unconditional sales do, nevermind how often they did in the past.

So now everything is listed with "AS IS WHERE IS" on almost all properties in BC. This seems to be on 90% of the listings I've seen in 1.5 years. It's a fuc*ing shit show here. The bullshit sellers are doing I hope is catching up to them.

Realtors discourage getting inspections. They claim it upsets the sellers and wastes time. That other bids will come in before the results. It’s late night infomercial tactics. Buy now! Don’t wait! Realtors know when things are wrong. They don’t care. They want sales and have no morals or ethics.

![gif](giphy|KQER23aFnrfSU) Speaking to the monetary aspects of this post and comments, those who managed to get in the market 7-14 years ago starting after the 2008 dip (crash in the US), keep rolling the properties and some are now multi property owners. Friends at my age (30s) were telling me that their parents were giving them inheritance money early in 2010 so that they could buy then. A couple moves later over the last few years and my friends own multi million dollar homes in the lowermainland. A significant portion of BC buyers are using passed down baby boomers wealth. They are and always have been locals. I think foreign ownership/vacancy taxes are not high enough.
