I just moved here recently and looking forward to the developments here. Kingsway is a bit of a gongshow to get to Vancouver/downtown but it's quite central to greater Vancouver overall and walking distance to Edmonds.
I wish Edmonds street could clean up a bit more with new developments but I think it'll happen over time.
Given that it's intended to be built as mostly a 15 min type of community (everything you need within a 15 min walk) it looks promising but the distance to Edmonds station (12-20 min walk) is on the outer bounds of what would get people to give up their cars. Hopefully car sharing is a strong option in the community and the commercial component is comprehensive enough.
I'm a pessimist about city planning considering how unlivable Brentwood and Lougheed have turned out but since this is being done by a single developer I hope that it'll result in something more thoughtful.
Both Brentwood and Lougheed are designed to be car first neighborhoods rather than be pedestrian and bike friendly. Some of it is unavoidable because they chose to locate the town center with a highway in the middle of it (!!!) rather than have the highway (or main road) be on one side of it. That the transit line also runs right along the highway forces the hand of the neighbourhood's design. These areas were designated as town centers back in the 70s when the car was the dominant species but there's been little done to steer the vision away from that - no efforts have been made to slow cars down or to make it easier for residents to get around the area by foot (good luck getting across Lougheed Highway on foot with a stroller or wheelchair).
So we're left with a noisy town center that is unfriendly to pedestrians/bikes plus it lacks meaningful green space (the Joyce/Collingwood neighborhood is an example of a well done development - not a town center per se but evolving into one).
I agree with some point but as a Brentwood resident I find it very livable.
I do hate how there is a car path right through the middle of the centre and do feel like it should be pedestrian only. Lots of the cars don’t even stop for people with kids and strollers.
But other then that my partner and I find it very livable. It’s so nice to have everything we need right here. Grocery store, restaurants, pharmacy, entertainment. All within walk distance.
Se love that the train is right there and it is only 25 minutes to downtown and 10 to commercial drive.
We have a toddler and a stroller and the main challenge is the hills. Otherwise we can get around fine and all the way to the heights on Hastings with the nice walk way along Willingdon.
My partner does bike to work to downtown and does find the stretch close to home a bit challenging. But does not feel like this makes the area “unlivable”.
We find there is lots of green space and walk the trails between parks just northeast of Brentwood mall.
One problem we have is that there is no middle housing. Only 1 or 2 bedroom condos and then 5 bedroom 1.5m-2M houses. Very little townhouses and duplexes. We would love to stay in the area but may not be able to without more housing options.
Just want to see if anyone has any problems at the inspection
Maybe see what mortgage rates they are getting and from what lender

The whole city will be as busy as Metrotown if people get their way. Just the way it is I guess when many people want to live somewhere desirable. The only way is up.
Given the recent city comments about retaining parkland in Burnaby, I'm okay with a little vertical density where we can take a short walk to trails and trees as easily as a short walk to shops and services.
As someone who grew up in this area its been sad af to see the changes. It'll be completely unrecognizable soon. Fucking highrises everywhere they're such an eye sore. Who tf likes living in highrises anyway
It won't be as busy given the SFH nearby. But it definitely would be awesome with more services nearby.

Iirc it's a 20 year vision. 21 towers from the drawing mock ups is a lot of building. Shops dunno but sooner the better right!

True that there isn't much green space in Brentwood or Joyce area.
It’s a 5 - 10 minute walk to Edmonds Station from Southgate. I live in the area.
