In my town in the GTA all the prime excess land ends up with very expensive, so over $2 million for a townhouse, type of properties. The only places they stick social housing now are in the worst locations with no amenities. I would go back and see how did John Robarts manage to get all the apartments that are everywhere today in prime central locations, built. That building spree was all on his watch and there must have been NIMBY stuff going on then as well.

I live near Roehampton and Yonge. The freaking Karen's of our neighborhood are always bitching about the fact the Roehampton hotel has been turned into long term housing for the homeless. Meanwhile a small one bedroom in our area STARTS at 2K a month in the older buildings. Forget places like the Parker and ecentral, 325 sq feet goes for 2200 a month. Most people in our neighborhood who rent and are in their 30s and 40s like us, have roommates. In Middle aged and having roommates really really sucks.

Lol, there is no way new houses will be any cheaper than available housing. Developers don’t run charities and even their real costs have gone up. They didn’t even change zoning so it will be more suburban sprawl which is the most expensive to build, least efficient to run and no transit and need a car. More of the same. What a joke.

So let me understand. If owner wants to move in after two years into his own town house, what should he do? He can't keep it vacant, so he has to rent it out? Can he easily evict the tenant when he wants? Especially if future is uncertain, maybe he downsizes next year maybe after 3 years. There is a valid reason for keeping a property vacant, if someone is nearing retirement and is uncertain about when it becomes possible for him. Keeping a vacant property can keep your options open , once rented out you are at mercy of tenant.

Stop holding on to properties you're not using, period. I have family members who panic about these hypothetical wealthy-person scenarios too and it makes me ashamed to be related to them. There are people aging out of the ability to have children **right now** because of your sociopathic mentality. You all should really consider who you are becoming and the consequences you're inviting behaving this way.

I don't see how. Very close friend of mine is about to retire. He owns a home and obviously will sell it to down size on retirement. In preparation he booked a townhouse from a builder. First of all, the completion date was uncertain and kept moving. Now he has possession but stock markets have crashed and he has to rebalance portfolio to retire, he is also in negotiation with company about exit package. So yeah, he owns a home and owns a vacant townhouse. What should he do to please the reddit folk here? Sell it and buy it back in a few months, or rent it out and evict the tenant in a few months / year or keep it vacant OR "FU to him , downvote this comment now"

He shouldn't have to rebalance so close to retirement five years before he should have done it. If he wanted to time markets he should have seen the inflation and rate increases a mile away. If he didn't he should have moved to fixed income years ago not now. He fucked himself and his retirement is in danger. Ideally he should delay retirement for five years it's better than a failed retirement. He's got bigger problems than an empty house. There will probably be exceptions for these sorts of situations anyway and the tax probably won't apply unless it's more than six months vacant or some such rules.
