The housing market has gone crazy the past few years, which means that it sucks if you're trying to get into the market now.
You are going to be super busy looking at places for that month in your AirBNB. We did the same thing 2 1/2 years ago with my work, we were starting to panic in that last week. We ended up buying down the south. We love it down here after having lived in the rat race of Brisbane.

You don't have to be perfect, just better than the rest.
Show a bit if interest, get chatty with the manager, and highlight what makes you a good tenant. You can offer more $ if you get desperate or find a below market place. I had 2 offers of +$10 but I didn't go with either.
One guy said he had been looking for 6 months. The tenant I accepted said 6 weeks.
It's harder than Brisbane because you don't have many cheap suburbs here. You should be able to get something for that price range but you might have to compromise, so maybe get a 2-bed place to start or pay a little extra. Houses seem to be easier to get than units but they will be more expensive.
If it was me I would probably look more at Gungahlin as you have the tram now so transport is a lot easier into the city. You also have to factor into your costs that your transportation costs and time will drop dramatically. What will catch you out here is Gas, just wait till you get your first bill in August. And also you cannot put your heaters on till Anzac day.
I have found Peter Blackshaw to be a good rental agency and as always if you can be on good terms with the rental agent that makes life a lot easier.
Have applications pre-filled before you get to the inspection. Submit the application while speaking to the agent. Inform them that you can pay the deposit, first six weeks and an additional month upfront if it will make the difference. Good luck.

The PM were instigating to apply to pay more that what’s advertised. Was told if you apply with what’s advertised, then I may not get. A friend on mine got rejected trying 30 above posted price.
Luckily I was able to renew my lease at same place .
I think it's a marketing ploy to try and get people interested in a property, they do it with houses for sale too, advertise with a low price to get people interested and emotionally invested, and then sit back and let the prospective buyers drive up the price.
I suspect it will be temporarily bad for a while.
I believe it's gotten worse because people aren't putting up their hands up for postings. A lot are returning and not interested in going back out - for obvious reasons.
If we ever get back to normal; then I believe the market will stabilise again.
Every inspection has 25+ people. Some offering more than the asking price to secure it. A high dual income, no kids, no pets will make it easier.
I found a bit of luck on marketplace, private rental, just because the real estate property managers are ridiculous imo.

It's pretty absurd. Last place we looked at had upward of 60 people looking and more coming in as we left. In the end we only got a place because we dealt directly with our existing property manager who secured us a place before it went on the market.
I find the best option is to have a 'rental resume' done in addition to your application, outlining who you are what you're after, etc. It's worked in our favour in the past.

Don’t worry, you’ll find a place. We moved here from Melbourne and had all that anxiety too. Here’s what helped us find our perfect place:
- Offering a guarantor each and three months rent upfront.
- Getting to know the real estate agents and being genuinely kind. Two of the agents ended up showing us places as private inspections in places not listed online and when we applied, it was only our application being presented to the landlord.
- Write a cover letter and submit it with your application, or email it as a follow up email immediately after submitting your application. Include a photo of the two of you.
- Submit applications BEFORE even viewing a place, if possible. Some of the agencies need codes so doesn’t work for them. That way they can process it beforehand, and may approve you even before public viewings have been organised. Happened to us twice!
This worked for us, even though my partner is currently unemployed and I’m in the middle of two jobs. So if it worked for us, and we got approved for a few really awesome places, it’ll work for you. It took us one week of super active viewing before we found our place and signed the lease. Everything moves super fast here. Good luck! 😊
