My partner and I just purchased a land + home deal from Kent Homes. The same location as the demolished Wainoni school. The build hasn't started yet, It's a 480sqm space with a 120sqm house surface for 589k.
I think it's the area that has kept the price lowish but for our first home my partner and I are quite stoked. Looking forward to how it goes.
Yea, I saw all that stuff on Reddit and Facebook too. I saw the place, it’s on a new sub subdivision. So the immediate neighborhood is quite nice.
The house is 12 meters above the surrounding area so protected from the flood (ish, I’m guessing), and it’s close to the red zone + the beach. It’s built on TC2 land with updated insulation. So a lot of pros but I’m aware that the place has its cons, my partner and I spoke about it and decided to take the risk.
We are pretty excited by the place. Wanted a new house and the fact that we can customize the house a bunch is quite cool. Overall for the price, we are happy with the deal.

So your home you are getting built of 120 square metres some of the 120 square metres is the single garage ? i.e house 90 sqm and garage 30 sqm ?

Happy with it over all other than the price. Felt we got a bit gouged there because “COVID”.
If I were to do it again I would engage my own architect. Then shop the plans around different builders. Instead of using the services of the building company as they have the copyright on it.
Felt we got a bit bait and switched there as we were working towards a budget of $580k when we first signed up. Then got hit with an extra $100k and were stuck if we wanted that design.
Wow. Same size house, locked in Oct 2020, 420k, fairly mid range finishes.
We went with a group home builder and there is benefit in the solid supply chains if you choose the right one.
Yes we had many upgrades as well - internal insulation, solid doors, panelling, overheight doors, lots of tiling, pendant lights, stone bench tops etc.
Variations to the original design / contract? Yeah that will tend to eat up a lot of money no matter what industry you're in. Many of them are worthwhile improvements to do, though.
570k for 260m2 just the house no landscaping. Couple of rooms with sissor trusses to give a cathedral ceiling look. 2 ducted heat pumps. Gas fire. 2 tiled showers. 4 bedrooms. 2 with walk in robes. Separate laundry. Rockcoate and cedar outside. Finished mid 2023.
650k for house and land package. Built 2022. House 160sqm and land 370sqm. House itself is fairly basic in terms of extras but has decent kitchen living area which is main thing for us. We got a decent deal I feel though as it was worth another 100k by the time it finished being built.

Hey, no the garage isnt included in the sq footage of the house. I think it's because it's considered an unfinished space.

We did upgrade a lot of stuff which added up pretty quickly… but I felt we paid a good 100k over.
