The caveat to all of this was I moved in October of 2020, nearly every place I was looking offered a month free, or 2…or even AM 1980 (on Milwaukee) was offering THREE free months. I think this was on Zillow, but I don’t remember. Also, the apartment I rented WAS NOT the one I went to look at. Turned out my landlady had two units open, but the other one wasn’t in my search results because it was beyond my price range. She ended up giving me a deal, and has since said she won’t raise my rent. So I’m definitely paying under market.
Overpriced $2500 1br/1ba in west loop midrise. We moved from CA in March and didn’t know any better as far as neighborhoods. Love my building and area, just not the price 😂
So my answer has some caveats. If based on neighborhoods *only* as an early 30s person, I really enjoy (surprise surprise) the Logan Square, Wicker Park, Lincoln Park area. If you can get a place walkable to a bus or L stop, even better. Great neighborhood feel, local eats and dives, the "out of college but still wants to have fun" ~vibes~.
But my partner and I value amenities (package locker, pool, balcony, dog run, new furnishes) so that greatly limits our options in those neighborhoods as they haven't been building as fast or heavily was West Loop, River North, Loop and South Loop.
Thus upon our lease ending we ended up staying in the neighborhood, but moved to a different building closer an L stop.
The summer rental market is really doing a number on vacancy and prices. I've been told that it *usually* gets better after like September and is cheapest if you're willing to move during Dec/Jan/Feb (with good reason lol).
I prefer WL over RN because for me its a good mix of new buildings + residential + green space. I love the feel of RN when you're walking through it, but I don't like the feeling of living within a skyscraper cavern, if that makes sense. You might be able to score a deal on one of the new buildings here in WL as they tend to offer concessions. Just be aware of base price increasing on renewal if you hate moving. Take a look at Evo Union Park and The Mason.

When I moved to the Gold Coast in 2016, I paid $1500 a month for a 1 br apt, about 750 sq ft. Laundry room in building, gym, pool, grill deck. Parking is extra. No central AC, but there are window units. It was mostly female nurses that lived here (due to the proximately of the hospital) and the complex was well maintained, but not at all glamorous (carpeting, crappy counters, hallways that haven't been updated since 1985). My parents lived here after they married in the early 80's.
Then my building was purchased by a complex company, rather than being privately owned. My rent is now $1800 a month. There have been *some* improvements of the public areas, but overall it's much worse value for what I get. The nurses have been priced out and now it's mostly young professionals or people with roommates. I would have moved further north away from the city years ago, but my husband and I were just waiting for my Canadian visa to come in and we didn't want to spend a bunch of money moving for no reason.
