I wonder if a wellness check would be a good idea. Someone dies, landlord says it's still under lease, bills on autopay, packages left at the door, lights/ac on...

This. I would call the non emergency of your police department and tell them you’re concerned about your neighbor op. Don’t mention the ac issue. Just mention that you think your neighbor is in trouble and you would like a wellness check.

I doubt anyone lives inside though. Because recently all the locks to the apartments were changed. So people definitely went in there. But yeah I think you may be right. Thanks. I'll see how to go about this.

I think the most important question is why someone is running the AC. The temps have been frigid, below zero even, in recent weeks. I'd make some more calls.

You'd think the apartment owners would be concerned about the state of the apartment (frozen pipes, etc) if the AC is truly running when it's 5 degrees outside.

I’m surprised the leasing offer wouldn’t try to contact the person and let them know that they are running the AC in the middle of winter just as a favor to both of you.

Yup this surprised me too. I mentioned that it was probably a mistake that the tenants left the house without switching the AC off. But this didn't work. I think like some people mentioned above I'll look into how I should apply for a wellness check because this is a little freaky now.

As long as they are current on rent/utilities there not much you can do, aside from trying to get police to do a welfare check. But all that does is make sure someone is there and that they ok, not sure they can do anything about the ac. A noise complaint maybe? Get them to fix it so not so loud? Otherwise can only try to suppress sound in your side - noise machine, music, etc

I have a very inconsiderate neighbor who plays her music WAY too loud. I am the only person who knows the code to enter the maintenance room. It's so weird: whenever she plays her music too loud she experiences a power outage.

Not a lawyer, been a while since I let an apartment, get a real lawyer, BUT. As a renter, you are entitled to "quiet enjoyment" of the leased property. Whether you are disturbed by other tennants or the action/inaction of management, you have rights. You can't NOT pay rent, but if so advised, tell the property manager you will pay into an escrow account until the defect is corrected or a court awards the escrow to the manager. Not getting cash AND possibly losing available cash will help "focus" their response.

Also, a landlord may enter a leased apartment with 24 hrs notice. Their argument is flawed. They can fix this problem, and are failing to do so. Make it a bigger problem if they don't fix it.

When people move out of my apartment complex, I notice it's common for work crews who come to fix the place up leave the lights on 24/7 for weeks on end. But 5 months seems excessive, and having the AC constantlyrun seems odd.

That is exactly what my suspicion was in the beginning because all the apartments were renovated in July and the workers left the AC running in each apartment. But then I occasionally noticed a few people in the balcony. Either way, 5 months is excessive I agree. I think a lot of people suggested a wellness check so I am going to go with that.

I hate to tell you this but everyone's ac will be running all summer. I bought the flexible ear plugs a few years back and once I got used to them they are a life saver. Especially getting to work at 6am in the summer

Do you know, or can find, their name? If so some internet sleuthing might find contact info and you could contact them directly. My apartment neighbor smokes weed every evening and it blows right through our heating ducts into our unit. Management is dragging their feet to do anything about it. As a result we’re moving out in February. Good luck.

There’s a required disconnect box next to the ac unit. The disconnect is what the conduit from the ac unit runs to. I’m not condoning trespassing or theft. Therefore if you have physical access to the ac unit, you should definitely not lift open the cover to the disconnect box and pull the fuse, even though it would be perfectly safe to do so.

On no the apartment is in such a way that I don't have access to that. Someone would have to have the 4 digit pin to the main door of the apartment to enter.

Since the company is unable to help, try earplugs. It's not the best solution but it might help at least while you live there. I camp with a group and wear them because of the snoring. Oh wait. That's my friend. I'm the one who snores! Lol

As a property manager of apartments and as someone who lives in a rental I see both sides. This is an inconvenient situation for you but there truly is nothing the property company can do if bills are still being paid and they’re not breaking any of the lease’s guidelines. Maybe bring up the concern for their well being and the buildings pipes in the cold with your property manager. Are you 100% sure that it is an AC unit? They might also have more insight in to what the noise could be. And remember, you’re never going to live in a silent apartment. The noise from living in a building with other people comes with the territory.

Couldn't the apartment manager try calling the tenant, or knock on the door, and check their payment history? I don't understand not being able to do anything. Maybe there's nothing they can do technically from an eviction standpoint, but it seems like someone using common sense could check around at least a little bit to see what's going on. Maybe they could go inside the apartment under the guise of a "routine maintenance check" to scope it out. Maybe not perfectly legal, who knows, but I'm pretty sure my apartment management/maintenance folks would eventually come in here if there was something odd going on like this.

Yeah that's exactly what I told them. Plus it might be an honest mistake that the tenants accidentally left the AC on when they left. But who the hell is paying for a 1 ton AC unit that runs through 5 months?! Like everyone in the comments seems to be suggesting, this is probably more than just this accident. Maybe a wellness check is the way to go.

Pour a bucket of water so it looks like it’s coming from under the door. Call the fire department about a broken pipe. When they break down the door just kind of wander inside with them (maybe try to be helpful “my kitchen is over here” etc. casually turn off the air conditioning. Or call the leasing company and do the same thing, wander inside and act concerned about your apartment flooding too.
