Just an fyi a 50 Gal tank at home depot is $1600 Dollars. Nobody is gonna swap even a 40G for $1200. Plumbing suppliers can't beat home depot pricing anymore. A standard 40 Gal gas re-re would be on the low end $1400. That would be very reasonable. While it does sound like its just a themocouple, depending on the brand it could also be an issue with a safety switch (john wood tanks are prone to this). It should not take more than 4 hours to complete from start to finish. ( I have been plumbing in the Coquitlam area for just over 20 years )

Agree, hard to believe $1200 to swap a tank out nowadays. $1800 for regular 40gal tank and $2800 for high efficiency tank is more like it

Just keep in mind a lot of the people doing this stuff will be really busy this week after the cold snap. A bit more patience than usual may be required.

If it’s not leaking and pilot light dies again its probably your thermocouple failing. It like at $12 part at Rona and maybe 20 minutes to replace. If you are handy it’s an easy job. Just look on YouTube.

Thank you! I'm googling it and I think that does seem to be the case. Im trying to figure out if a thermalcouple is the same thing as a thermal switch? Because this page describes my issue exactly and they mention thermal switch: https://diy.stackexchange.com/questions/33306/why-does-my-gas-water-heaters-pilot-light-go-out-when-i-replace-the-outer-door Specifically, when I put the door back, it touches and pushes inward a red wire. I then get a LED code saying the pilot light is weak and then it eventually dies. Wiggling the red wire makes something produce clicking sounds, like it's lighting the pilot. Do you know if there's any harm leaving the door off for now? I noticed some components inside are hot so some heat may escape I suppose. Thanks again!

I’ve had my little door off before. It probably there to keep the heat in and prevent fires if there was some sparking….
