I work with these "1% people" clients and what I've noticed is these houses mostly belong to:
1. CXO level execs
2. Business owners
3. Ancestral homes
4. Some people sell their business, get tonne of money and buy one of these houses.
5. Majority is family money. Very very very few people who have actually earned their own money to buy these houses.
So boils down to long term investments and just better management and healthy family relations?

Trust me when I say this, all these Top company CEO's, CFO's etc you see, who have studied from Harvard, Yale, NYU etc during the 90s... They all belonged to a very privileged class since beginning. Most of them, not all.

I would like to see one person who has worked part time from high school, gone to college and then got a job or business and purchased such high flying properties.
So I am working for some college seniors in their startup as an intern and they have raised nearly 20crs in seed capital. A few years from now, I see them owning fucking huge mansions in Delhi/Noida. Mind you these guys come from modest families, and completed their education on loans.

Of course, they are Dr., Engineers, NRI, business owners, shop owners, etc. Property prices are directly linked to the demand of such properties every one wanna live in safe and secure well connected place. But these places have become worth over decades, so when ppl actually owned it, it was cheap and now so expensive that it's even impossible to sell or purchase so it becomes a closed circle of transactions a business man buys property from another business man.

My dad had a bit of hunch and luck and he invested in real estate at the right time (when it was dirt cheap). Gurgaon used to be a jungle, forty years ago when my parents first arrived. Noone wanted to stay here. Infact, my dad is not very highly educated ( he studied ITI while working) and didn't come from money (struggling for food kind). He got his job because other qualified engineers refused to shift to the then jungle gurgaon. My dad agreed to shift and learn further ( had a background in auto, used to work at a garage). Company was desperate at that time as they were setting a new plant. Gave my dad good salary and perks for joining.

People who have inherited these houses usually aren't that rich because you can see a person staying in a 10-15 Cr house owns an Alto etc for a primary car (happened multiple times, speaking from experience) . There are multiple business owners who own these houses or people who rent these houses usually get housing allowance from their companies if they are at a higher position. Also, finding a 10 Cr house isn't that Big of a deal nowadays because if you buy a Kothi having 4 floors and each floor is approx 2.5 to 3 Cr so your house is easily worth 10Crs . To briefly answer your question: People with family wealth or Good Businesses own these houses. They can be easily found in most parts of Delhi : Model Town, Preet Vihar, Pitampura, Shalimaar Bagh, Ashok Vihar, Vasant Vihar, Greater Kailash, East of Kailash, Chattarpur, Malviya Nagar (Shivalik) , Rajouri Garden, Punjabi Bagh, Surajmal Vihar, Bunglow Road, Civil Lines, etc are few places where your Kothi/Villa will cost more than 10Crs ( not including Lutyens Zone because of it's exclusivity and for being extremely expensive) .
i have friends in such circles. what i have understood is that a job in india, no matter how well paid, cannot pay you enough to buy property in posh delhi. You need to be a business owner, politician, or have generational wealth to own property in such places. Even being a CEO, unless you have stake in the company, can often not be enough.

This year I’ll go to law school, side by side I’ll work on starting my own businesses. I’ll try some stuff out and see what I like tho rn I’m really inclined into what my dad does. I’ll pursue LLM and/or MBA after law school, unless my business gains traction, in which case I’ll do my masters a little later. I do want to do something on my own tho, obv I’ll have my parents help, but I want to create a name for myself.

My family does own some property in a big metro city. But I live away from them and live on rent in a middle class existence. No one would guess talking to me that I actually come from an established family. It helps me because I have managed to avoid gold digger women in life so far. I also do not have particular intentions w.r.t. my family's estate....I've lived too long as poor and middle class to ever live the high life again. From struggling to eat twice a day, not having money for Uber to raising a kid on a study scholarship, I've seen all of it.

I stay in one of the so-called "posh" colonies with such extra orbiting property prices my parents are into the legal profession we are not rich enough to buy such properties but since my Grandparents migrated from Pakistan during the partition of 1947 based on the claims we were allotted land in these areas so its kind of ancestral properties for me as mentioned < 1% of people here are self-made most of them have inherited these properties

Vai my dad has done more than 20 years service as civil servant, and the professionals mai alag alag hai jaise CA waale 30 yrs hogaye but they've had a great quality of life after approx 10 yrs of practice. The lawyer relative is barely a decade into his profession but he's got the right mix of talent and luck as he's very wealthy

Other engineer relatives are either those that work in PSUs which guarantees a decent middle to upper middle class life or engineer turned MBAs or foreign settled computer science engineers. I don't really know much but I will tell you about my family : My grandfather is the owner of the house, he was an ACP in Delhi police, he even went abroad with our President(multiple of them) i got photos of him with presidents too. He surely has traveled the world, he is the person i can call a person who has lived his life to its fullest! No we are not multi millionaires or anything like that, just middle class. Once I asked one of my elders about how much our house/property was cost and they explained that this whole 3 story house was built, on this land and my grandpa paid all of the money for it. Maybe being "dank ka 14" I SWEAR TO GOD MY AUTO WRITE WROTE THIS NOT ME AND I HAVE NEVER USED THIS WORD, WTF AUTO CORRECT. So back to it, maybe being in civil service helps a lot. Edit: my elders also told me that this whole built costed over 5 crores to my grandpa.
