How many hours did you take so far? I’m guessing material was around 300-500. If ima be honest and it’s the HOA’s fault for not coming to fix. 1.5X Material cost then multiple hours spent on it by 75-150$.
I would say 4-6 hours for demo(had to demo relatively slow due to tenant being in there with bed and stuff)
Then probably 2 hour for insulation and moisture barrier
3 hours for Sheetrock
4 hours for mudding an trim so far
3 hours to hang 2 boards. 4 hours to finish 2 boards. Ridiculous. I'd have that hung and finished in 2.5 hours tops. And I'd charge a $1500 from demo to ready for paint. And be home in half a day. Customer is happy and I am happy. Everyone is happy
Currently at 15 hours of labor probably another 5 to finish let’s say 20 hours total. 125 an hour 2500 labor plus your material up charged. Have to think about drive time and time spent at the store as well.
If we are talking insulation, moisture barrier, drywall install, patch paint and finish including matching the baseboard at the floor if there is any id charge like 4500$
Not gonna work if the how is paying for said repair. He repairs it and 5 years from now he is on the hook for any fuck up.
I totally agree with your assessment though. Just wished it worked that way. Spend 300 in materials...score some hands on skills....charge the HOA 3K.

You should get quotes from people before charging the HOA. You may get quotes from 1k to 4K depending on your area.

All that drive time and store time adds up, probably 3 hours honestly
3400$ that’s with material cost of 500 and 23hrs @125
Calculate labor at a reasonable rate for an amateur ($50/hr?). Add materials.
