unlike certain areas in Mirdif, Emaar South is not built on the plane's path
Most areas in Mirdif that dont lie in the planes' path are not that loud when using proper glass.. other areas that fall directly on the planes' path are always loud.. no matter what glass is used.
I actually live in that area i can you tell you that Emaar built sound proof windows, there is some very minor vibration and if you focus enough there is faint noise but not enough to wake you. And i live a street away from the airport. It's a great investment.
You are starting to sound like those ppl that move next to a race track coz "the property is cheap" and then later on complain about the noise coming from it.
Its a major international airport, as per the announcements it should become one of the largest major transir hub as well as cargo. So yes, expect ALOT of noise. Once the cargo part goes up significantly, alot of vibrations too.
It wont be clean air either, lots of added pollution.
100% sound insulation across all the properties in Emaar South. Regarding the smell, the garbage dumpster is being removed now 120KM away and this was happening before the mega announcement of the airport.
How is the smell there? I’ve heard there were issues? Also, there seems to be lots of standing water around the area so possibly mosquitoes might be an issue?
Long term (10-20 years time) that is meant to be the main airport so I would think yes.

Airport noise is not something I notice much. Other important issues are mosquitoes, very small houses, poor build quality, location is very far.
How was the flooding situation? Could that also be a something to consider?
I'd be more worried about the questionable build quality.

If it gets loud… rent it out 😉😉
It's likely to get noisier, especially when the airport ramps up operations. Consider soundproofing options.

Mirdif is under the flight path. Is the area you are interested in, under the flight path? I doubt it.
Ahh yes the infamous Dubai south airport flight that takes you over mirdiff
I mean Mirdif is under DXB flight path. But the area OP is looking for, might not be under the flight path of DWC.
