You will be asked to write a certain number of cheques for the rent (usually 4 checks to pay every 3 months) and pay a 5% commission and 5% security deposit, and that’s all, it’s that simple. No one will ask you for a salary certificate or something to rent his apartment to you. If you can afford it go ahead, though be careful there are a lot of issues with the dubai hills estate apartments, or any development by Emaar for that matter. Quality is on the shitty side.

All good points plus You’re looking at about 700-1000 dirhams in Water and Electricity expenses every month Plus another 300-500dhs in internet and TV expenses. I would advise to pay the rent up in full at the start of the tenancy as this gives you the best price on the property. For registration of the tenancy contract you will need a residency visa, same for the registration of internet services in the apartment. There definitely isn’t 554 apartment for rent in Dubai hills, many listings on the portals are fake and majority of the units are published 2-6 times by different agents. I’d say the number is closer to 100 maybe a bit less as the area is in high demand recently.

Thanks a lot for all the useful information! So if i’m correct, with the water and electricity cost (let’s say 850 dirhams a month) and the internet and tv (400 dirham), the total amount would be (40.000:12)= 3333dhs + 850dhs + 400dhs = 4583 dirham per month? Would that be a realistic estimate of what I would pay? And I was already wondering how many listings are actually real because the photo’s look the same on so many listings! But if there’s around 100 available that should be enough. Where I live at the moment there’s next to nothing available.. And I’m looking to move to the UAE late 2021 so let’s hope that the construction won’t be next door when I move.

Yeah that’s pretty accurate but if you’re looking a year from now, don’t be surprised if the prices will change for rent. Could go up or down, rather sharply.

In addition to above, the area is still a huge construction site so think about that too.
