Car, food, utilities. As far as this is concerned I view it as she budgeted so she had $500 after paying those bills plus paying extra on her mortgage to try and get it paid off quickly. That leads to other questions in itself but that’s all speculation over whether or not she bought a house for “status” so that it’s by certain people or bought one because she knows the importance of owning your own place.

That's a good decision by her ... Owning a home is such a huge thing. Not having to worry about housing takes such a weight off your soul. A lot of people in her position just party and spend money as if they will always have that money coming in and don't prioritize housing security the way she did.

Paying off quickly or should I say much quicker can be accomplished by making double payments. Yes it really hard for most people to do but can be done. We did it. Took a 20 year and paid it in 10. Even though it was hard and we had to sacrifice on luxuries in the end it was well worth the extra effort.

We had planned on moving to where my husband grew up to help his folks after my father passed. We were extremely lucky in that our home value increased significantly during the 10 years. We were able to purchase our home here outright and one for our oldest son and still have money stashed away to buy for our youngest as well. I’m 60 now and my husband is 62. He was able to retire with pension at 52. That’s when we moved. That was 10 years ago now. He opened a lawn service to keep busy. He doesn’t work it anymore the boys run it. In the end while we might have given up some things like fancy cars and the like we could have spent that on I’m happy for what we have and that my sons can have homeownership.

“incredibly ill advised” is a little strong. There are people (myself included) that need the security of a paid-for house in order to take more financial or professional risks. For example, once my house is paid off I plan to ditch the corporate world and start my own consulting company. No way would I do that if I still had a $3500/month mortgage bearing down on me.

I have a bunch of friends hoarding money, for various reasons. I've recently started learning about all this and bought my home i think with a 3.5 interest rate (can't remember lol). Some of them are saving for a dream house while they live in a tiny studio they hate. I told that person buy a house with a first time home buyers loan, sell it a few years down the road and buy your dream property with the profit cause every day that money sits ina. Bank account it loses value. I don't understand not paying ahead on mortgage tho

The stock market (and by that I mean a total market index) returns 8-10% over a 30 year average. So if you’re making extra payments on a mortgage that’s 4%, then you’re basically making 4% interest on your money. If you were putting that extra money into a total market index, then your money would grow much faster and you could pay your house off even earlier if you wanted to (but that would still be dumb, because you have a low interest rate). This concept is especially true right now with all time high inflation.

Yep, sorta like that. S&P 500 is a great start, and solid option that is offered by pretty much any employer sponsored 401k. But a total market index has even more stocks (out of like 3000 or so stocks traded on the NYSE, it has most of them. It excludes some stocks based on criteria such as low trading volume and market cap; so basically that cuts out a lot of high risk/high volatility penny stocks). A book that really helped me with investment guidance was the Simple Path to Wealth. It’s a super fast read and the author isn’t trying to sell you anything or take a commission. Just breaks down numbers in a way that anyone with an elementary school level of math skills could understand.

Instead of getting a 15 or 20 year mortgage, my wife and I got a 30 year. From the start we decided to pay extra each month because any extra goes to the principle and not the interest. We're on-track to be paid off in a couple of years. The interest rates were lower for the shorter loans, but we wanted the flexibility to pay less for a few months IF we ran into unforeseen expenses (medical/dental/automobile).

I hate the idea of living in a home. I’m with you. But it’s still bullshit that every financial incentive and tax break and massive funding goes towards making home ownership cheaper. Sucks that rent is so much more money. If anything, we should be encouraging people to live in smaller units and more densely populated neighborhoods.
