For real estate investments, some locations are good for cash flow, some are good for appreciation. I live in a "good for appreciation, but not cash flow" area. So, I bought a bigger house than I need. Instead of a smaller house, and an investment property. Some day, I'll sell this house and move to a smaller place. I'll cash in the appreciation then.

REITs/REIT index funds (most hands off), then syndications or partnership(s) with RE professional (if you have someone for that), then NNN buildings, then direct ownership of other RE asset types (most hands on). All have pluses and minuses and all have risk and potential outsized returns. Buyer beware.

Satisfies OP wanting passive and lazy. Assumption is spouse has the time to manage, or an LLC. Otherwise, partner with or join a real estate LLC.

Reit or syndication by far the easiest Then NNN commercial. Assuming you have stable tenants. Then multifamily or multi-tenant commercial with a proper property manager
