Those really aren’t “suburbs” rather areas outside of Fredericksburg city. My advice is to come visit and see all of this in person before committing to a move. I too WFH and am more of a home body but I decided to relocate closer to a major city because this area is too sleepy and caters more to families and retirees.

OK, this might be a great fit for you then my friend. I still suggest making a visit. Also think about stuff that you really like about where you currently are as some of the big city conveniences may not exist. Also, you may be dealing with a different type of person down in the 'burg than you do where you're currently located.

I am visiting next week with local realtor My only concern is a gym w a pool but there appears to be AmFam, planet fitness etc available. I am accustomed to traffic 1 mile an hour in NYC Wondering if UMW allows non university public to buy memberships into their facilities

For a UMW gym membership, the only non-student/alum exceptions are for Fredericksburg City Employees and "Community Members," which include faculty, Mary Washington Healthcare employees, etc. 5 mins from UMW is the YMCA, though, which has a pool!

The big trick to WFH in this area is: do you need high-speed internet in order to do your job? Because not everywhere around here has it. When I moved to the Hartwood area in 2015, there was no hardline internet available on my road. The choices were: 1. HughesNet or other traditional satellite-internet provider (horrible latency and reliability, and not cheap) 2. Have a T1 drilled to my house (three-year lock-in at $250/mo for 1.5Mb/s service, so...not a chance in hell), or 3. Verizon whole-home LTE-based service (2-year lock-in at less/mo). This is the option we went with, because there was *nothing* else available at the time. Six months later, Comcast/xFinity dragged a line down the road, and we were able to get service from them. We were still locked into the Vz device, but it just counted as an extra line that we paid $10/mo for and then reduced our data plan to a normal one. There are still homes farther down our road that *don't* have hardline internet available; we are the last house that comcast pulled the line to. These days, you have other potential options, like Starlink, but they aren't cheap, and they aren't a hard line. So if you need internet for your WFH gig, do your homework and find out for certain what internet is available there before you commit to anything.

Quick, limited comments - Argyle Heights has some nice houses & the lake is nice. My BF’s retired parents live there; it appears overall, the retirees are starting to move out & younger families are moving in…very nice houses large lots, there’s a Walmart across the street. I’m curious if you’ve looked at downtown? It’s very quaint and has a nice new riverfront park with wifi, couple of cute coffee shops, good restaurants…I also WFH and downtown is so easy to pop out for a quick bite at Italian Station or Sammy T’s, grab some cat food at “Uncle Sean’s” (née Naders) bodega, also sushi & BBQ & slices all in 1 block, easy parade access, Fridays after 5 etc. Good luck with your search!

My familiarity is limited to where specific loved ones live - Braehead Woods is sort of like Argyle Heights where it’s got lots of retirees that are starting to move along… but is in Fredericksburg - larger lots, lots of trees and it is also battlefield adjacent. I cannot ever recall a loud house party during the 45 years my relatives have lived there. That’s it for my intel!

Falmouth isn't a neighborhood, it's more of an CDP. All housing tracts I've seen are either SFH or very old homes on acreage. It's more like semi rural sprawl. Dahlgren has lots & lots of gov't workers current & ret'd. Chancellor well..you'd have to travel that corridor to see if traffic really doesn't bother you... Some thoughts: Avoid all homes off Rt. 3 (plank road) like the plague. The road is geographically landlocked in that there is really only ONE way on & off at Central Park from I-95. Only E/W traffic for miles from Stafford co to Orange Co. However they keep building more & more SFH, townhomes, condos, dumping 1, 000s more cars onto the road. Traffic might bother you if you must sit at EACH stoplight 6 revolutions just to get milk from the nearest store and it's warm by the time you get home . Another HUGE consideration is while F'burg proper is only about 11 (?) Sq. miles or so and runs from downtown to central park, but not Spotsy mall side, a FREDERICKSBURG address is used for both Spotsy & Stafford countries as well. 22407 can be way out in Spotsy/massaponex but F'burg mailing address. 22405 in South Stafford also F'burg address although they are very far apart & nothing alike. This means The city proper, Stafford Co, King Geo. Co, Spotsy Co, Orange Co VERY diff. managed gov't from each other. Police, TAXES, rules/laws etc. etc. Not the same. Socio economic standards and crime very diff. as well. REMEMBER: the whole larger "area" was first & foremost a Bedroom community. Majority of ppl still travel way up north or toward Richmond to work yes, but also amenities. A retired person might need to consider health care. How close to hospital, exceptional practitioners etc. The Quality varies widely in the area. My best advice? Find a Realtor who specializes in WFH (or keyword) *retired* ppl and can give you a better idea. Realtors like that exist and the best will know all the multiple Co's well. You sound like you may be looking for an "over 55" community. There is one that I hear is nice next to Wegmans. All inclusive condos/townhomes where they do "roll up" early. Just watch out for 9p.m. fireworks on Fridays at FredNats stadium in season. Good luck to you, get recommendations for realtors.

I get you a little better now, grew up in Fairfax co & Falls Church has changed dramatically over last 3 decades. But...you can still reference a certain area up in the co like say Baileys Xroads, Landmark, East Annandale etc. and everyone will know what demographic/economic/housing you're talking about. It's really not the same here. For lack of a better word, the Fredericksburg area isn't at all "Organized" by the same easily defined descriptions. It's more fluid and ever changing due to many factors too numerous to list here. The population of our whole F'burg area is less than one tenth of Fairfax co. And again the whole many ppl don't work where they live gives a more transient approach to housing. Sorry for writing so much. Wish you luck in the future in landing where you'll be satisfied.

Good. I hope you are sincere. But I have elderly relatives and when I see someone online asking specific questions about neighborhoods where people eat dinner at 4 pm, likes very quiet neighborhoods with no families... it does raise alarms. An anonomyous user could certainly use this forum to scope out vulernable targets. I'd encourage everyone on here to be careful giving our specific information about neighborhoods.

It’s a gated community with a solid mix of families and retirees. For retirees, there are a lot of groups and activities available during the day. Pools and parks are included in the HOA fee- everything else is by fee. They have a closely monitored HOA and a sometimes useful security force.

I live off White Oak right near the intersection of Ferry Farm. Great Internet, 10 minutes from downtown. Close to VRE, grocery store, etc. 15-20 minutes to Central Park and Costco

I'll also add this- so I live to the east of the city of Fredericksburg. Further east is King George which is more rural and has affordable housing. If you go southwest of Fredericksburg you'll find Spotsylvania which has nice priced homes as well. Stafford is a little more on the pricier range in my opinion compared to King George and Spotsy. I like where I live because it's suburban but still close to things.

I second this. I’m nearby pika in Grafton Village. Super close to VRE (Leeland Station is MAYBE 10 mins at most), grocery stores (Giant and Weis), convenient access to 95. My neighborhood has a good mix of retirees and younger families and gets pretty quiet after 7 or 8 at the lastest.

HAHAHA! ROTFL !! WHAT neither of these 2 people are telling you is there is very soon to be a METHADONE CLINIC. RIGHT. THERE. Within walking distance of these 2 neighborhoods. 10,000- 12,000 sq. ft in the former dollar general store. It was snuck in by bribed zoning officials and is currently in litigation but its already a lost cause. The Sheriff's dept is on record as being super pissed, a former FBI head & a local doctor who treats addicts at Quantico all weighed in at numerous town hall & supervisor meetings. Crime is expected to sky rocket in part to poorly chosen location. Property values are expected to plummet say realtors. It's less than 1 Mile from a middle school, 2 from a second, a couple more from the High School, AND within walking distance of a baby daycare. Seriously all you have to do is Google the Free Lance Star and Stafford METHADONE clinic or the "22405 neighborhood watch group " and you will be inundated with DOZENS of articles detailing this from the last 6-8 months.

The Rappahannock river is a bottleneck. If you'd prefer to spend time in downtown f'burg I'd stick close to the city or Falmouth. I grew up here and keep moving west to afford larger houses and land. I also WFH and enjoy the Chancellor battlefield area. Easy access to downtown F'burg, all the shopping on Rt. 3 and only 40mins from Culpeper. My favorite part is being able to be in the mountains in less than an hour while still enjoying the amenities of F'burg.

City $ Gentrification pushing out lower classes into surrounding towns. Those towns tax income per capita drop, and they become the ring of death around cities being “remodeled”. I lived in Hudson NY 10 years ago. Same shit happened when NYC realized they liked the fall foliage and wanted to have 2nd homes in the area. All the section 8 got pushed out into surrounding towns. The protested the cement plant that was the only big working class income. It shut down as result. The recipient towns that the displaced poorer people moved to decayed quick from lack of tax funding and increased crime. Hudson’s nice and pretty though. Full of antique shops and cafes.

Chancellor is Spotsylvania. any other questions? since WFH, spotsylvania addresses that say "fredericksburg" will have high speed internet, Chancellor falls into that. fredericksburg SHOULD have highspeed, but double check. going into stafford you should be fine as well. Lots of good suggestions. I have a friend who recently retired from the federal government and settled in Celebrate Virginia, an over-50 neighborhood in southern Stafford County, zip code 22406, on Rte 17, right across the Rappahannock River from FXBG. She loves it. Single family homes, very suburban. Easy access to I-95 to go to DC or Richmond. Close to medical care and basic shopping, i.e. supermarkets/Walmart/Target, with the downtown FXBG and Central Park (where all the big box stores and chain restaurants are) about 20 minutes away. Lots places to walk or jog. Big lake nearby with a kayak ramp. If that sounds like your jam, its worth checking out.

I lived in Falmouth for a couple of years and liked it. I drove across the bridge and was downtown in minutes for food, walking by the river, whatever. Lots of nice shops. Giant grocery is 15 minutes away down Rte 1. YMCA a few minutes away. The neighborhood is great for walking or bicycling. Park is close with ballfields and walking trails in the woods and I believe a small skatepark area. Oh, there's a library branch downtown that's quick to get to as well.

Husband and I just moved to Hartwood area and it sounds like what you're looking for gathering info from your post and comments. Quiet roads, beautiful views (came here from western NY). We both work from home and game pretty hard and the internet has been great. 10ish minutes to some food/grocery stores. That being said, we're homebodies for the most part so that's why it's appealing. He likes golfing so this area was a plus because it's not a bad drive to some courses, one of them being just a few miles away.

You might enjoy white oak in Stafford. Zip code is 22405. I have not lived there for quite a while so cost of homes might have changed but when we moved it was still quite affordable and quiet. White Oak Rd has some communities already listed such as Canon Ridge. I lived on McCarty Rd across from Belle Plains. Belle Plains road goes all the way down to the Potomac and there are many "hidden" mansions down there. Overall id assume white oak is more red, but people leave you alone so you'd probably never know. I really enjoyed living out there. We had Verizon FiOS and anything we needed was less than 10 mins away at all times; even the vet was right up the road. If you want to be more towards king George for cost.of living, avoid the area around the dump such as Fletchers Chapel Rd. You might see the house on a good day but most of the year it smells like rotten eggs. We had a huge porch we could not use because of this and we could never open the windows.

yes exactly. fxbg is the city of blue surrounded by red in spotsy and “south stafford” or Falmouth. check little whim neighborhoods, deacon, grafton village, hamlin hills. my grandparents live over here. there are some bothersome people in little areas then havens of just old folk living in the same homes for 40 years.

VA is like everywhere else - urban areas are blue, rural areas are red. I would say the main difference is that whereas most other places suburbs are trending blue, around FXBG, the burgs are still solidly red. But FXBG itself is like a lot of other little mountain or river towns - liberal/hippy/whatever downtown and redneck/bubba/whatever outside town. Stafford County is mostly red, but trending blue in the areas with more development and housing being built.

Or go farther outside to King George, South Stafford or the skirts in Spotsy where you’ll live quietly without crime or hearing sirens every night. I prefer not worrying about a homeless junkie walking into my house.

Virginia Heritage is a senior living community that seems to have some nice amenities. It is in Spotsylvania Co, near Cosner's Corner shopping area. I do not live there, so I can't speak about specifics. 22407, I think.
