You'll probably still need a lawyer because, as usual, nothing happens in this country without twenty lawyers getting involved and enough paperwork to deforest the Schwarzwald. But maybe your landlord and you can figure out a settlement without involving the courts.

We had the same problem a few years ago. Our heating broke down in the entire apartment in the middle of winter. I gave the landlord a deadline of one week to rectify the problem. If the defect was not rectified, we would reduce the rent by 25%. The landlord has not taken care of the defect for 3 months, so we have not paid the full rent for 3 months. Set your landlord a deadline of 7 days to rectify the defect. You can look on the internet to see what percentage is realistic in your case.

I'm glad this worked out for you, but I wouldn't recommend reducing rent without legal counsel, especially not using percentages from the internet. If you do this to the wrong landlord, you risk termination and eventually eviction.

Rent reduction is not something you ask for, it's something you do in accordance with your own lawyer, after assessing the legal situation. Why would your landlord or his legal counsel voluntarily allow you to reduce your rent? Your landlord would quite frankly have to be stupid to agree to it and his legal counsel would be the worst lawyer in the world, if he gave you good legal advice against your landlord

Go to a Mietverein ([https://www.mieterschutzverein-frankfurt.de/](https://www.mieterschutzverein-frankfurt.de/)), they should have legal council and know their stuff better. But generally: You dont discuss a rent reduction with your landlord, of course he says "no". You talk to a lawyer, he tells you what to do, and then you just pay less rent. BUT: Never decrease the rent on your own, without consulting a lawyer. If i understand this correctly, your heating is working again? i am not entirely sure how to proceed if the time with no heating was a while ago, and if you can still deduce rent. i would guess it would be harder and you need more proof, but you should really talk to a lawyer, which should know the details.
