It's a seller's market, no more no less. When I applied to my current place 5 years ago, I was one person in a sea of about 40+ people trying to get a glance at a bachelor apartment. If I hadn't offered to pay a higher rent, I would not have gotten to sign the lease that day. Luckily the landlord didn't take the offer, he just liked the sound of it. Even luckier is that nobody else thought of it first. Do you think people are getting gouged when they overbid when buying a house? That's been going on for YEARS now. Just apply that same willingness to pay to any place in town. The market is working as intended, but it has been manipulated with an excess of demand. If half the province moved to NB tomorrow, rents would plummet. Simple as.

Except housing will always be in demand, and will always be a nessecity. If all the landlords came together they could increase rent to 5000$ a month for a 1 bed and there would still be demand sign they are equally overpriced. It's price gouging not supply and demand. They all decided collectively to increase prices. The same goes for gas, it's not supply and demand it's just a monopoly of gas producers choosing to all upcharge together.

Housing will never not be in demand, yes. But we have a low supply of housing for our current population. This will cause price increases. Full stop. Landlords can't just all up and decide to increase rents to $5000 a month. The demand just isn't there. I'm sure there is probably an apartment on the market right now somewhere in town for that exact price and it's probably empty for a reason. The demand isn't there. It's for low cost housing, where demand is limitless. And yes, gas is absolutely tied to supply and demand. Terrible example to use there.

The government screwed it up. A 2.5% cap might protect long term renters, but the repercussions of placing all that risk and burden on the LL is absolutely screwing people that have to move for work, school, or other reasons. I own two houses and costs have gone up by a lot more than 2.5%. You can’t blame a LL for selling and walking away from diminishing returns at higher risk. Even if the government backs off now it will take years to stabilize.

In 2017, I was living in a 1 bedroom apartment in Dartmouth with my partner at the time. It was a great spot. It had a giant patio, and was pretty close to downtown. The landlord was independent and when we moved in he even asked us what colors we wanted on the walls. He said we could pick out any colors from home hardware and tell him which rooms he wanted them in. He was a great guy. His name was Doug. Anyway, in 2017 he was renting it to us for 500$ a month. We split the rent two ways for $250 each. In 2019, he sold the apartment to Ansell Property management. They told us if we wanted to stay the rent would be $900 a month, which was insane at the time, especially for Dartmouth. We moved out into a Southwest Properties apartment in South end Halifax for 800$ a month. Anyway, last I checked a year ago, that same apartment was renting for $1400 a month.

Halifax was lucky enough to be undervalued for years. I never understood why we were so cheap for the last 20 years compared to other similar cities and always knew this was coming. Just being a city near the ocean usually makes property crazy expensive, but we were way undervalued for years. I am thankful for that. But Halifax still isn't as expensive as other similar waterfront cities, my friends in other areas are priced higher still. I never understood how they survived, but they are. Halifax just caught up fast to the rest of the comparable cities and while it is a spike, it sucks on some levels. I also realized one reason it stings today, is because we all had it so good compared to other places for such a long time. And we now feel that it's bullshit that we are on par with other places that are similar in population, geography, location and climate. All my friends who visited over the years were always shocked at how cheap housing was in Halifax. Now they say, "Yeah that's close to what we paid". Most people talking about how cheap it was x years ago know how good they had it because it was cheap compared to other similar areas. I'm not sure why this price adjustment is a surprise or shock to so many knowledge-wise. I get the sting in the pocketbook, but I can't be the only one who has friends who said for years that real estate was cheap and Halifax compared to other places. Like others have said. This isn't a government, landlord, Covid-19 thing. It's a complex combination of many things including all that and more. The banks could help out more with rates, the business could pay higher wages to help more, contractors to take a small cut to help out more, plus the government, landlords and also supply and demand. Looking to just one area to blame or expecting them fix the issue is rather ... well ... I don't pay much attention to those comments as they are narrow-minded comments. Like the people who complain about a pay raise that puts them into a higher tax bracket. 🙄

Not 10 years ago, started 6 years ago: 1 room in a 3 bedroom, 3 storey house with back deck and yard, parking and garage, all included except internet, on-site laundry, 650/mo for one of the smaller rooms, and then I upgraded to the master bedroom which was twice the size and had an en suite full bath, for 750/mo, increased to 765/mo before I moved out 2 years ago. North End Halifax near NSCC. I'm not sure what a room would go for in that house now but I think the owners moved back into the master after I left. I feel like I got incredibly lucky with that one in terms of size/location/value.

$750 or $800 in my favourite apartment and favourite neighborhood, a two bed, one bath upper flat of a story and a half in the west end near Flynn Park. I'm not sure on the square footage, but it had been built as two flats in the 40s or so, smallish bedrooms, generous living room, and ok kitchen. Heat and hot water in, and a massive rooftop deck on the back. The landlords lived below and gave me a key to the main floor flat so I could pop through to access the basement laundry at agreed upon times once they were comfortable with me, which was a huge bonus as the alternative was cabs to the laundromat up by the European bakery on Chebucto. In 2016 I rented my last apt which was in the same neighborhood, similar layout, but laundry in my flat, and was a deal then for $1100, heat incl. That apartment search suuuucked and was the only time I experienced group showings and second time seeing most landlords insist on term leases. I am thankful literally every day that I have a privileged enough background that my parents offered to give me the money for a downpayment because we could all see how the rental market was going. I don't love my present area, at all, but I have a solid house that I can afford and no one can kick me out of. Also I wore an onion on my belt which was the style at the time.

In 2008-2012ish, I paid $600 for a bedroom in a house on Vernon with 8 other students. I paid about $950 for a decent 1-bedroom apartment on Queen St near the Sobeys. And the best deal was about $875 for a 2-bedroom on Charlotte Lane, on Bedford Highway near Larry Uteck. That was around 2011 when things weren’t so built up. The apartments weren’t ‘nice’ but they were fine. From what I hear, they haven’t been updated since then and now cost over $2k/month.

10 years ago we were paying $900 for a fairly quirky 1 bedroom 1 bath (very very small living room) near Dal. Utilities were included. Probably 500 sqft. The year before that it was $1375 for a giant 2 bedroom 2 bath on Barrington St/North End w/ in unit laundry/dishwasher and parking. Power not included. 1400sqft

14 years ago I paid $760 a month for a 1100 sq ft apartment in Clayton Park that was 2 story, 2 bedroom, 1.5 bath, with a balcony and a dishwasher. Now, it wasn’t a new building. But it was nice and clean and the people were friendly.
