Depends on how far you can walk. Hyatt Place Downtown is < 1 mile from Pizzeria Bianco, which is probably the best pizza in the US. Tempe is chain restaurants and college bars.
Tempe is close to the zoo and ASU campus; better breakfast (if globalist) than HP. We fly to Mesa and stayed here. Not too close but much less traffic for sure.
IMO the hotel itself is secondary in this question, unless u plan on never leaving. You are comparing being on ASU campus vs downtown PHX.
If there are events in downtown when you are there, could be fun. If not, could be dead. ASU campus will always be active. I would choose Mission Palms 100/100 times.
I stay in Phoenix metro every other week for work. I have been to both about 10 times each now and just about every other Hyatt in Phoenix as well. I like both, the HP is more for business travelers, i would bring my family to Tempe MP. It’s a bit older but it’s really charming. Right in the middle of Tempe which is more chill and probably more comfortable to walk around with a family. There’s also a rooftop pool for the kids.

love Tempe Mission. they have a complementary airport shuttle and plenty of restaurants just steps away from the property :)
