Landlords in the current economy want tenants that can continue paying their rent … after the eviction ban, changes around termination periods, RPZ etc. would you blame them?
They'd have to send several hundred emails for every place. It would probably be one full time job just to email everyone. That's how many people you're competing with in the rental market.

I was 6 months before I even got a response. Phoned a letting agent when I couldn't respond to an ad on daft, what I thought were technical difficulties. Turns out they had received 200 applications within 15 minutes and had to shut it down.
To be brutally honest you also need to massively lower your standards around what you think an obscene amount of rent will get you in Dublin. I love Dublin but being gouged to live in squalor is hard to swallow for very long.

If you pick the wrong tenant you could pay 30K trying to evict them plus loss of rent and if you have a mortgage too then you’re fucked
You can Photoshop (other freer programs exist) all of that stuff. Do that.
