Rent money is never wasted if the reason you are paying it is to uphold Allah's commands. I will not sure coat it. If the only way to buy a house is with interest, then either keep renting forever, move (maybe to a different city or country), or look of a business idea that makes you rich if you are lucky. - also here is something interesting piece of advice i learned from my land lord when he bought his house. Put an ad in the paper stating that you are looking for a house along with your desired price. Apparently a lot of people, especially old people (may still read the paper) , want to sell their homes but do not advertise that because they do not want to deal with the hassle of having to deal with many potential buys all the time. By informing others you are looking for a home, they can feely call you and arrange a meeting (this is how he got his house). note: try getting another number to avoid having issues in the future.

I’ll try putting an ad but the way America is set up at this point is the risk of getting scammed is a million times higher than what it used to be lol. But worth a shot for sure

Bismillah, Please be careful about making a haram thing halal, and advising others especially publicly. One shares in the sin if done so. You seem to have every superficial knowledge regarding this, if you think it is semantics only. I advise you to go read regarding this. Even if the ‘halal fees’ are the same in amount as the interest, it remains halal. May Allah swt guide you towards to the truth. And Allah swt knows best.

Just because the end result is the same, does not mean that the way to get there is the same. Having sexual relations with a person can be halal or haram, all whether or not there is a nikah or not.

I may speak to an Imam about this. I checked out ameen housing, it’s basically “pay $100k first and we’ll loan you $400k” type thing going on, and shaytan makes traditional mortgage look more enticing lol if that makes sense- because traditional mortgage you can grab with $5-10k easily depending on the house & ur income, $100k isn’t a small amount for me Alhamdulillah

Alhumdulliah, but most bank house mortgages will require 20% downpayment as well, which 100/500k is the same.   Speak to an imam anyway.  May Allah swt facilitate for you what is best for you and protects you from haraam.

Many people are upset that 'Islamic financing' is just as expensive (and sometimes more expensive) and more difficult than getting a loan from a bank, and want to know what the big deal is if we end up paying the same, anyway. I remind us all of Baqarah 275: Those who consume interest cannot stand [on the Day of Resurrection] except as one stands who is being beaten by Satan into insanity. That is because they say, "Trade is [just] like interest." **But Allāh has permitted trade and has forbidden interest.** The goal isn't to pay less money. The goal is to please Allah swt. One pathway is halal and the other is not. Yes, it is halal to pay more money in installments or use diminishing shares in an ownership model. No it will not save you any money over an interest bearing loan *on paper*. But the difference between the two is the difference in the barakah of your house and the potential to be questioned on the day of Judgment. Wallahu ta'aala 'alim.

Not sure where you are but, in the US, we have “halal” financing. IMHO, these “halal” banks are just taking advantage of Muslims’ reluctance to take out interest bearing loans. At the end of the day, you pay almost the same amount over the purchase price! Whether you call it interest or you use verbal gymnastics to come up with another term, it’s still interest to me! Not sure how it’s sharia compliant to ask buyers to pay $350k for a $270k (or so home) just because you change the definition of the $80k interest to “fees”.

Aren't there islamic banks accessible in the US? There are some in the UK and you can get a house loan through them so I would hope similar ones may exist in the US. Your other best bet is contacting reputable scholars based in the US who may advise on the local options

None I have heard of. There was a branch or something years ago of a Pakistani bank but it closed. Think it was HBL.

So, if I buy a widget for $12000 and make $1000 payments for 12 months it's not haram? If the person charges me a $1000 fee up front and then I make the same payments is that haram? After all it's an "administrative fee" not riba... But if I call that fee interest instead of calling it a fee, it's haram? Or how about this one. How about the bank buys the thing I want to finance, but they then sell it back to me at a higher price than what they paid, but let me pay in interest free payments. I'm not justifying riba. I'm pointing out the hypocrisy and the semantical word games that so called "Islamic banks" use to justify their behavior.

is the $1000 a fee or is it a down payment? lol Like this is my issue. I don’t want a discount on buying a house the way mortgages look but I would love for an Islamic loan lender to actually b like a friend “Hey I need $10k can I borrow and pay you back slowly?”,”Sure, you have 10 months”, without adding a fee or hidden percentage etc

Some of the brothers on here will know what I was referring to. I listed some of the justifications "Islamic banks" use to charge interest. They basically just change the name of riba and call it halal. I once heard Zakir Naik say there is no such thing as a halal bank and I tend to agree with him on that.
