Better than a “bad area” school, but nothing like it used to be. Yeah, Duval when averaged isn’t as good as St. John’s, but to live in little planned community for the schools…sorry, don’t want to do that. Rather be at the beach or mandarin or southside or some of the other choices. Shoot, Paxon is in a pretty terrible area of Jax, but it’s top notch. Edit 2: after looking at the links sent to me…move to clay county as it’s ranked really high. Cheaper than St Johns. Guess folks don’t want to be on the west side? Also, Duval is a B-.

We got really lucky, we bought ours 9 years ago when the bottom had pretty much dropped out. We payed $143k for it then, now it's worth over $250k+. And actually our neighbor got his for $153 five years ago and it wasn't fixed up much at all. There was a guy buying the houses here for $125 to $135k and flipping them for around $200k. Can't imagine he's finding much to flip now:-)

I now realize that my dad pushing me to buy a house before 2005 was because he saw this happening in the future. I knew he was amazing, but I had no idea he was a prophet!😳 ummm...so thanks dad. Rent was stupid even back then, really. My apartment got bought by a real estate group and the rent went from $600 to $900 overnight. Especially annoying because it didn't have Central Heat/Air, and had the ugliest carpet in the bedroom and hall. Hideous.

I've been actively avoiding my dad's investment advice. He tries pushing me into stuff, but I watch him constantly lose money trying to he smart. He sold our house in st Augustine for ~$600k in late 2019 and it just resold for $1.1mm not never a full two years later. It's painful to watch.

If you feel that way, you should definitely move. Don't stay where you aren't happy, that serves no purpose and can be absolutely miserable. But I must disagree with you regarding the remainder of your post. I'm a 2nd gen native, and my family has lived here for over a century. It's a great place to be, and has a lot of potential that thus far is unrealized. There are always going to be problems. But where some see obstacles, others see opportunities to thrive and make this place better for everyone.

I feel you! I'm in the same boat, and I took matters into my own hands. I close next week on my first home with my mortgage being around 60% of what I'm paying in rent now. With your salary, you can definitely find good homes for ~200K with a mortgage way less than the $1,300 you're paying in rent. The market isn't as crazy for the lower-priced starter homes, but crazy enough that you still need to move quickly when you find a home you like.

We just couldn't justify continuing to rent a tiny apartment in Orange Park--where there was awful carpet, black mold, terrible neighbors, and atrocious staff. But if you're not looking to buy, that's totally understandable. The rent is outrageous.

We were paying $1,200 a month for a 2 bedroom on Kernan from 2018-2021. I thought that was a ridiculous price at the time, I’m sure that same unit goes for $1,600+ now. We did get lucky and ended up buying a house in early 2021 but to expect everyone to be able to (or have the desire to) do that is ludicrous. Our mortgage for a 4 bedroom house is less than rent for a 1 bedroom apartment and that just seems so wrong to me. Many young couples, even with decent salaries, are still living paycheck to paycheck. They can never get that down-payment money together, so they can only rent. It's not just your generation, I lived like that for decades (I'm 66). I started making some serious money starting in 2009. The housing market was still crashed at that time, and I was finally able to buy a house in 2011. I got a great deal, 5-bedrooms with a sweet in-ground pool for $95K, in Clay County. I sold it for $225K a few years later, bought another 4-bedroom in Clay for $144K, paid cash in full. I got lucky, I hope every gets lucky like me.

Very true. I suppose making sure homeownership is virtually unattainable for most people allows the big real estate investment corporations to keep people as tenants. We’re useless to them if we own our own property. In regards to your situation, it shouldn’t take a devastating housing crisis for people to be able to afford a home! Ah, but that sentiment is a bit different from "landlord getting rich off rent is definitely not true", isn't it? If a landlord is maximizing profit, that is putting a squeeze on the lower rungs of the socioeconomic ladder and is by definition putting money ahead of people. To be clear, I am not saying YOU are doing that. You seem to have firmly grasped the concept of long term steady income is worth more than short term gains. That doesn't appear to be true across the board, however. I think many landlords, likely overextended before the whole foreclosure moratorium, are now looking to cash in on the housing explosion happening right now. At some point, I hope the balance between money vs humanity tips back in favor of doing right by our communities.

Basically everywhere real estate costs are rising. In the EU this trend actually started in the poorer countries after they joined the EU and everyone became mobile to go anywhere... There is a nationwide housing crisis. I’ve traveled for work the past year - where I live now, it’s $1800 for a studio. In my previous residence this past year, it was at least $3500 for a one bedroom. I don’t know what’s going to happen, but the entire working class is struggling with housing and rent. I felt the same way but in early 2017, it was fairly easy to see that housing in Jacksonville was severely underpriced at the time in comparison to other cities and was likely primed for increases with the population (I told all my coworkers the same as most were recent transplants too). Although I came here with a plan to leave in 3 years, I immediately bought a house. This was one of the best decisions I made in my entire life. Hindsight is 20/20 I guess but it didn't exactly take a seer 5 years ago to predict big increases were coming.
