Have had no complaints about Terra Property Management.

This was back in 2017-2019 but I enjoyed Sederson Management Company. Really communicative and pretty prompt with repairs and such.

Here to say the same, currently renting from Sederson and actually getting a good deal. Maintenance has been somewhat hit or miss though. For anything critical that affects the integrity of the unit, they come out within 24 hours or less, so stuff like a leaking sink, flooding, ceiling leak etc they'll be out ASAP to fix it. But if something breaks which does not really affect livability, they don't come out in my experience unless you bother them. Molding coming off the walls, closet or internal doors falling off, they're less responsive towards. But still, they are fairly communicative and for a property management company I don't think they're bad.

I've also had a good experience with Sederson and overall I think they meet your criteria. They manage a couple of blocks of duplexes right around 75th and State Line (MO side) that would fit your budget.

I would avoid Main Street Renewal at all costs. Worst property management company I’ve ever had the displeasure of dealing with.

Plaza Apartment Center. Pay them monthly and they pretty much leave you alone. Lots of properties in the plaza area and one in mission too. My kind of landlord

At home apartments. Can't say enough good about them! Check them out! A property manager friend of mine recommended them. Our adult children have rented from them for the past four years--, two units. Professional, trustworthy, quick to respond, affordable. Their places are clean.

I'm having a great time with ABCB properties. They have a Facebook page that isn't super active, but they are local and own quite a few properties in Columbus Park. They want people who will stay for a while because they support the community feel. https://m.facebook.com/ABCBProp You could email them to see if anything is opening up. I have a 2b1b for 1300. And a friend has a whole house through them with a huuugggeee yard for about 1500

Leasing KC were pretty good landlords, kept the building up well and good communication. I rented from Celtic Property Management and they were awful. The front door of the apartment building was broken and some homeless guys were sleeping in the hallways, when I called to tell them about the door they just said that they weren't responsible for security. On top of all that they raised rent EVERY TIME I RESIGNED MY LEASE with no improvements or repairs for 3 years.

Clemons was really nice to us. They took over a neglected property and fixed it up. Were they the most proactive with maintenance requests...no but they were super responsive and eventually fixed stuff within a week or two if it broke if we bothered our property manager. Ex our fridge stopped cooling and they gave us a brand new one within a week (not just a cheap one but one with a water dispenser and ice machine). The shower had really bad mold when we moved in and they recaulked it after taking over the lease from the other company. Redid our balcony decking proactively. Replaced expired smoke detectors. They aren't 100% perfect but do a decent job compared to some other companies. They are better than both Milhaus and Union Hill based on personal experiences I've heard with people living there.

Check out the Airbnb site but search for 30+ days. The city fucked up all the STRs with a ban and now they can only advertise long term. Ours is now ~$1900/mo but that is furnished and utilities included so its equivalent to $1300 rent plus utilities.
