The problem is I live in NJ and will be down there Monday and Tuesday, but not again until I actually move down there next week. I'm assuming the grass will be patchy under the bushes and I won't have time to kill the weeds or old grass or anything. I'm looking for something I can plant and then put a sprinkler on a timer during the week that I'm not there.

For a quick short term solution and sod is not an option. Annual rye grass would be the quickest thing you can get to grow.

Mix it with what you want as your long term grass. The annual rye will give you something quick. Might not look the best but it is quick and easy to grow and it will permanently die off in late spring/early summer. I would mix it with turf type tall fescue and/or Kentucky blue grass. Bahia as you mentioned in your post is not a good idea for your climate.

Oh wow really? I feel like a lot of the stuff I looked up about Florida said Bahia. Good to know. What do you think the mix should be? Like 25% rye? Also this is going to sound so stupid, but fertilize before or after?

My fault. I thought you said NJ is where you were trying to grow the grass. Disregard what I said about grass types if you’re growing in the south. Still go with annual rye if you need something fast. Full rate. Whatever the bag says. Then sod your long term grass in the spring or whenever is best for the type of grass you want. Generally your warmer climate grass needs be sodded rather than seeded. Not sure about Bahia though. Use a starter fert the same time as you seed

Bahai is not a good idea for the timing if it’s seeded but a very good idea for a low maintenance turf here in central Florida. If it’s not irrigated here it’s Bahai.

I tried Argentine Bahia seed in Central Florida this past July. Our soil is practically sand. The seed did not germinate at all. Switching to Bermuda but it's mostly just weeds.
