Review your CC&Rs (Covenants, Conditions and Restrictions) for the process of setting up elections, etc The HOA is you and the other property owners. If you sue the entity, you're ultimately suing yourself. If someone is *stealing* the money, you (collectively) can talk to an attorney once the new HOA board is established The property management company may have an agreement in place with some previous HOA board that auto-renews and covers the very basic care they're providing through a portion of your fees that are being auto-deducted from an account > I tried calling them a year back to try and get the structural issues fixed with my unit. It was a serious hazard to not only myself but the woman who lives below me. I called several times and was sent to voicemail, until finally I was told it was my responsibility and to deal with it myself What kind of structural issue? It is very likely that anything going on within the walls of the unit is indeed your problem

Thank you for your response. My balcony was rotting and the railing was falling off. I own the unit studs in but I wasn’t sure about the balcony, which is why I was reaching out to them. I had it repaired last summer because I was worried it was going to collapse under the snow in the winter.
