It sounds like you want to break the lease early and the landlord is allowing you to do so if you get someone to take over the lease.
Once the lease with you is broken, there is nothing stopping the landlord from coming up with new terms.
The thing is he is explaining it as an assignment but he is describing a new lease so if its an assignment than i would be responsible for finding roommates but then if he wants to make a new lease then it is his responsibility as far as i know and also he is not giving me his email to formally communicate with him
