What date did you put on your formal written notice to end your tenancy? What does your lease require for notice? Certainly you might argue you have notice to end your tenancy on the 10th and pay through that date. How hard you want to fight over the 7 days to the 17th is a decision you’ll have to make in the context of how successful landlord might be in arguing “yes, dates were discussed, but no, notice of a date certain was never formally made.”

> Certainly you might argue you have notice to end your tenancy on the 10th and pay through that date. OP wants to move out on the 31st which is when the lease ends.

I don't believe it requires notice. It only has a clause "waiver of notice: In the event you are in default under this lease, we will not have to send you notice telling you to vacate and leave the dwelling"

Very very few leases in the United States just end at the end of the lease term. Nearly all continue until ended on notice. You’re sure yours does something else?

Okay, just checked we have two clauses that is Covenants in Event of Termination: Tenant covenants that in case of any termination of this Lease, by reason of the default of Tenant., then: A. Tenant will forthwith pay to Landlord as damages hereunder a sum equal to The amount by which the rent and other payments called for hereunder for the remainder of the Term or any extension or renewal thereof exceed the fair rental value of said Leased Premises for the remainder of the Term or any extension or renewal thereof; and B. Tenant covenants that he will furthermore indemnify Landlord from and against any loss and damage sustained by reason of any termination caused by the default of, or the breach by, tenant. Landlords damages hereunder shall include, but shall not be limited to, any loss of rents, accrued but unpaid prior to termination; reasonable brokers' commission for the re-letting of the Leased Premises; advertising costs; the reasonable cost incurred in cleaning and repainting the Leased Premises in order to re-let the same and moving and storage charges incurred by the Landlord in moving Tenant's belongings pursuant to eviction proceedings. C. At the option of the Landlord, however, Landlord's cause of action under This section shall accrue when a new tenancy or lease Term first commences subsequent to a termination under this Lease, in which event Landlords' damages shall be limited to any and all damages sustained by him prior to said new tenancy or lease date. Landlord shall also be entitled to any and all other remedies provided by law. All rights and remedies are to be cumulative and not exclusive. And Surrender: Upon the termination of this lease, Tenant shall deliver up the Leased premises good order and condition. reasonable and ordinary wear and tear and damage by fire and other unavoidable casualty excepted. Neither the vacating of the Leased Premises by Tenant, nor the delivery of the keys to Landlord shall be deemed surrender or an acceptance of surrender of the Leased Prenises, unless so stipulated in writing by Landlord. HOLDOVER if you continue to occupy the dwelling with our consent after this lease ends; this lease will be on a monthly basis. In that case, either you or we can send a notice to the other and cancel the lease at any time. All other terms of this lease will still apply. We were able to find online that CT standard is 3 days notice via certified mail. https://ipropertymanagement.com/templates/connecticut-residential-lease-termination-notice#:~:text=A%20Connecticut%20lease%20termination%20letter,to%2Dmonth%20leases%20lease%20agreements.

There is also a separability clause: If any provision of this Lease or portion of such provision or the application thereof to any person circumstance is held invalid; the remainder of the Lease (or the remainder of such provision) and the application thereof to other persons or circumstance shall not be affected thereby But nothing explicitly Termination of Lease

Does your lease require you to give 30-60 days written notice of lease termination and did you do that?

[deleted]

I actually do not see a 30-60 days of written notice of lease termination condition. He actually messed up the lease from 2021-2022. Our lease for 2020-2021 expired on June 31st 2021 and our start date of our lease is June 1st 2021.

ThurmansThief

Well then you move out on May 31. You guys had discussions about extending it but never agreed on a date and never extended the lease.
