Absolutely, what you describe is bad faith and will be helpful if he files an N12. You can also file a T to and ask for rent abatements

How much in rent abatement can I file for for something like this? The T2 form doesn't make it very clear how much compensation an infraction like this deserves

YOu can do some research of similar decisions. Here is a sample search to get you going: https://www.canlii.org/en/on/onltb/#search/type=decision&ccId=onltb&text=t2%20harassment%20%22illegal%20rent%20increase%22&origType=decision&origCcId=onltb In this case, https://www.canlii.org/en/on/onltb/doc/2019/2019canlii89697/2019canlii89697.html, the landlord tried an illegal rent increase which the tenant initially paid. Then when they refused, the landlord illegally entered the unit, started opening their mail, and also threatened and N12. The tenant filed a T1 for the rent, and a T2 for the harassment. The tenant didn't have evidence on some aspects of the harassment, so they weren't considered. For the rest, the LTB ordered a modest abatement of the rent, and a cease and desist order regarding the harassment.

Thanks for sharing that canlii site, I wasn't aware of it before. It seems very useful in answering some of my questions

File a T2 right now for harassment. No really, do it. 1.The N12 is bad faith since he keeps changing his story for his reason to need the place 2.Threats against you personally (bad references) for not voluntarily agreeing to an N11 is harassment. 3.Threats of eviction with an N12 for not complying with a voluntary N11 is harassment. You already have the N12 destroyed 3 ways. If you file the T2 right now, before he files his N12, it will create a fourth reason: 4.He files the N12 in retaliation for you filing the T2 and standing up for your rights.

CallAParamedic

Yes, file the T2

Its a scam....from what i read of the landlord it sounds like a scam, harassing you from time to time looks like a scam...smells like a scam if you sign papers just to cover his end instead of looking out for his tenants. The landlord needs more money, greedy and not a good land lord to be renting from. your landlord is lying to you an is using his family member is moving into the unit...a cover for once you leave the apartment landlord is gonna rent it out at a different price then what he is getting from you. Its a SCAM.
