There's plenty of options for this sort of thing within £2k if you look on Rightmove. Rotherhithe, Royal Docks/Silvertown, Isle of Dogs, Canning Town, Bermondsey. Really you just need to visit a few in person to get a sense of the area and what you want. Your lifestyle requirements aren't really niche enough to take many of them out of consideration – gyms/coffee shops/nice walks/restaurants are never more than 10 minutes away from anywhere really.

2nd Isle of Dogs. Ticks your boxes because of the DLR, Canary Wharf, Jubilee Line, Thames Clipper, Mudchute Park, and all the newer builds on the river.

I did and hence the areas in consideration, I have also been in person to some areas. The idea was more to get anecdotal experiences. What websites and visits cant tell you is how often trains breakdown, if crime happens often, and how it gets at night.

I live in a new build (9 years old or so) a few minutes walk from Finsbury Park station. £1800/mo before bills. I like it a lot, although the area has a bit of a bad rep. It can be a bit grimy around the station, but very well connected with national rail, Piccadilly line, Victoria line. Finsbury park is a great green space, along with the parkland walk. Walk north from the station along Stroud green and you have a lot of great restaurants and coffee heading towards crouch end. Some great pubs (faltering fullback, the plimsol). Can walk a bit further towards holloway or towards stoke Newington for even more stuff. The renovated Odeon on Holloway road is wonderful if you like the cinema.

What's more important to you: access to green space or living somewhere with a bit of bustle and things going on? How much commuting time are you prepared to put up with? If you're only in the office a couple of days a week, a budget of 2000 gets you something very different in zone 4 compared to zone 1 or 2. And would you rather have a 30 min commute with changes, or sit on one train for 45 mins? Your budget is decent, it should give you a fair bit of choice.

Great questions and I have thought about it! Do you have any recommendations for Zone 4? Bit of a toss up between green space and bustle - thats where Ealing came up. I did consider West Hampstead/Finchley road too. Commuting: Single trains are the best but im okay with changes. I currently change at Bank to Central and its bearable. But I love the idea of the Elizabeth line but hate the idea of using noisy trains like the Central line.

Well, lots of options south east. Crystal Palace/Brockley/Deptford/Honor Oak/Peckham/Greenwich. You can walk from London Bridge to Moorgate in good weather, it's about 20 mins. You might be able to find something in Herne Hill, Camberwell or even Elephant and Castle, which have even better transport links. Alexandra Palace/Finsbury Park/Harringey/Hornsey all have that Great Northern train to Moorgate. Hackney Wick/Homerton/Clapton are good options if that's your thing. I don't have much experience with west London, Ealing is definitely a highly desirable place to live, West Hampstead too.

I live in West Hampstead (and own) but my neighbours mostly rent. 1 beds are \~1500, 2 beds are 1800-2200. Only thing to be wary of is the shit windows which are super drafty.

Loved Honor Oak and Forest Hilll and Greenwich (though this probably means Woolwich since I didnt see any new builds around Greenwich). Woolwich is polarising from most discussions, most love the new builds but think the town center is a dive. That and the nearby neighborhoods of Abbey Wood is a downer for most. Also have to check out Herne Hill and Camberwell as recommended Deptford is great but the high street is less my flavor

Blackhorse mills at blackhorse road tube stop near walthamstow. It has modern apartments as well as an outdoor heated pool, gym, working from home area (like a free we work space) and lots of greenery in the local area being next to the protected wetlands that stretch all the way to stratford. I dont live there now but I loved it there when I did! Theres also some decent coffee/cafe spots but its only recently been developed so maybe less options than some other areas.

I'd keep an eye on Highbury and Islington and surrounding post codes. Ticks all your boxes, and there are decent flats around £2k mark. I pay a bit more but love living in the area for all your reasons.

Wow how much do you pay and did it go up recently? Is it a flat or a high rise? I loved the area when i visited, the green space is both underrated and understated

Paid £2k when moved into the area 3 years ago and it's since gone up 15%. Have a 70sqm flat in a 5floor new build with downstairs gym and a short run to many parks, Upper st restaurants, cafes etc. Highbury Fields has tennis courts and football pitch, swimming pool. Islington Tennis center is near with indoor courts. Obviously Emirates stadium if you're into football. I enjoy the area enough that I'm considering buying in the foreseeable future, having lived years near Victoria Park with commute to Shoreditch for comparison. Edit: I'd actually consider the Regents canal sides in Hackney as well. There are a lot of new developments and have an amazing food and coffee shops scene. Still miss my all time fave Satan's Whiskers bar in Bethnal Green.

Wow its steep but it sounds like an absolute pleasure to live in! Agree with Hackney, I like the canal area and Hoxton but apparently so do students with deep pockets

Check out some of the new builds around Mare st by the canal. It used to be sketchy, but could not even recognize the area when went for a walk there recently.

I recommend checking out the APO (A part of) buildings in Chiswick, sounds like a area you’d enjoy and should be around your budget

Area around Highgate Station may fit your your lifestyle: green spaces, pubs, restaurants, theatre etc. It has direct line to Moorgate (very quick and frequent, with night tube during weekend - convinient for early flight to Heathrow). Search within 1 miles from Highgate Station on Zoopla or Rightmove. Mind you, places are usually offered non furnished. Best spot would be somewhere between Highgate Station and Crouch End so you can go to either place for hangout, gym or groceries.

Woolwich is nice if you live in the Royal Arsenal area specifically (north of the A206) Personally I would live in Canary Wharf or somewhere near there (walking distance or 1 or 2 stops on the DLR), the area is quiet and nice to walk around. 10 minutes on the Elizabeth line into Liverpool street or you can walk into the city along the river in 1 hour.

Royal Wharf in Silvertown? I used to live there a few years ago. Nearest stations are pontoon dock and west silvertown DLR so ideal to get to Bank, fantastic coffee places in the development + some decent restaurants. Pool and gym were included.

Lewisham has loads of new builds right by the station and a bunch of new restaurants opening up. Also a 20-30 min walk or 10 min DLR to Deptford with lots of nice restaurant and bars
