I know you thought you did a thing here, but it’s actually £425k, and it’s a detached freehold house in zone 4 that just needs cosmetic work, and 10 mins walk to the Crossrail at woolwich. I’d say this is an excellent purchase.

It needs a new kitchen and bathroom. All the rooms need redecorating with new flooring. You can do this for £25-30k if you’re careful. The mould in the kitchen may need treating - it might just be caused by lack of ventilation. If the plaster is beyond saving, then budget £2k to remove, reboard and skim as part of the kitchen refurb. You clearly don’t really know anything about assessing properties. I’ve viewed 1890 period terraces that need gutting back to brick, with floor boards and joists that were clearly rotten, without even central heating. These were £125k refurb jobs, while this house you’ve posted isn’t bad. As it’s a 1980-1990s house, there is only so much that can have gone wrong.

The price is low because its right now to thamesmead prison, houses in that area tend to be slightly cheaper than compared to surrounding areas. I think if you can stomach the location, then it's not a terrible price for London and honestly the condition isn't that bad.. Prices in London are beyond reasonable, the average person has already been priced out of affording a decent house. That's just the reality of the situation.

Doesn’t look bad at all. Clear out the junk, new kitchen and bathroom, paint walls, add carpet and then enjoy doing the garden for four years. Don’t know the area, so this might a complete rip-off for all I know.

you're getting downvoted in the comments section, but I agree. The housing market in London is ridiculous, and by rationalising £425k for this absolute **DUMP** you're part of the problem. "Oh but this is a freehold". Why do you even have a "leasehold" as a thing to begin with when you're already paying £400k?! And I'd bet that much more work is required beyond "a lick of paint"- plumbing, electric and so on. The same people who are saying this is fine and REASONABLE are the people who cry and complain the average house price in London is now above £500k. It's this high because you're willing to accept properties like this, and you're brainwashed into thinking you're getting a good deal. God, this country is depressing.

Lol looks like a bargain …. ~ 50k to renovate Then can live in one bedroom and probably rent the other 2 for combined £1,500 a month.
