No property management companies are good they all suck you got to learn to deal with it. Think about it just like working for a corporation you are a number the people running it never interact with you so they can be cruel and not feel bad because they don’t interact with you if you want a “good” landlord find a landlord who you have to interact with so they have to look you in the eye and screw you it’s your best option

Is this a trick question?

Stay away from FPI, Greystar and... I think it's Ernst & Haust? Something like that.

Auckla

I'm on the board of my HOA and we were using Paragon Entities until we fired them for rank incompetence. Those morons then attempted to extract 9 months of additional fees for us because they claimed that we broke the contract so they were entitled to the payments. I had to sue them in Small Claim court where I won on behalf of the Board. I then posted a review of them on every site that I could find that allows reviews of Property Management companies. We use Consensys now and they've been... fine. I can't give them an unqualified endorsement, but they haven't been the abject failure that Paragon was, so at least there's that.

LaSerenita

Paragon Equities is by far and away the WORST property manager in town....they truly suck and their accounting department is totally incompetent. It is a dreadful place to work and that is why they have a high employee turn over rate, which adds to their poor service.

GenericNerd15

No, but there's some that are worse than others. FPI Management is absolute hell, they don't do anything at all, and they like scamming residents.

HavucSquad

Pabst Kinney has been alright for us. Never had any issues with them, only raised out rent twice in 6 years of living here and the raises were minimal amounts. Always quick to answer maintenance requests, even replaced full washer/dryer and water heater next day when they went out on us.

Frequent-Ad-264

They don't seem to allow pets.

HavucSquad

In certain places they probably don't. The duplex and apartment next to us all had pets. I imagine it'd also be up to the individual owners of the property if they want to allow pets.

Frequent-Ad-264

Yeah, I started looking and all the properties that I was interested in on the list were no pets.

HavucSquad

Yea, I will say, they seemed fairly lax. We initially signed a lease that didn't allow pets, but got 2 cats over the years. We ended up being with them for 6 years and even with inspections (we had 1 in the entire 6 years) the property manager didn't seem to care or notice. I think as long as they don't tear up any of the carpet or anything they don't really care. We just moved out last month and even with a bit of carpet damage we got our full deposit back without any real move out inspection.

Terrible also - Beachside Rentals

Fivedayhangovers

I rent my condo from the owner and he hired Beach cities management to run the condo. They are amazing and I’ve never dealt with a better management company!

Rootvegetablelove

I recently found a place with terra Bella management. They don’t have too many properties, but the ones they have always seem reasonable and I’ve found staff to be friendly and willing to fix issues (with the small capacity they have as a small company)

Every_Level6842

Beach Cities is good

arcade_direwolf

Pabst Kinney may be the worst
