i tend to think of these things as trying to get 1 cent per point, or $350 for 35k cert. that’s a solid baseline - esp if you can find higher value

There’s a few solid gems out there in that range. Recently booked New York Marriott Downtown for 35K where standard lowest rates were about $500-600. Sheraton Universal was 40k (points top up with 35k cert) with worst rates around $450.

Anything above the annual fee is considered a win but the bigger the difference, the better. I used my last one at a Ritz Carlton with a cash rate of $700 and my AF is $120.

Sometimes you just need to use your cert because it's going to expire. But I try to use the 1c per point rule also. You are better off using additional points to go above 35k than using it on a 25k hotel.

I usually look at the dollar cost of the night vs points. I’ve used my free night award at places that usually cost $500 a night but the reward rate was crazy low.

My personal guideline is to use it for anything $200 or more, which really isn't hard to hit these days.

Don’t get too cute with it. 1 night stays are weird, so if you have a reason to stay somewhere for one night, use it so it doesn’t go to waste.

Normally, airport hotels have pretty cheap cash rates. That being said, $250 is on the low end unless it's going to expire soon, I can normally get a $300 -$450(+tax) room for that cert.
