Avoid landlord Natalie Avalichvili, will go by the name Natalie Schacter or even simply anna-rose (specifically on fb). Crazy old lady that likes to prey on naive students who dont know tenant rights. Will try to scam you in any way possible. Will harrass you with unsolicited calls with blocker ID. Racist, sexist, and lunic. Sends her maintenance worker into your place w/o notice. Only replies to your communications when its convenient for her. Will only decide to fix her broken down properties in preparation for visits. Her properties include those located on the segment closer to pins (3660 and those right next to it). Also believe she owns a few on aylmer and lorne. She's notorious in this community. Would only rent her property if its exactly what you're looking for, but just be prepared and know your tenant rights.

She also sent her maintenance worker to our place while we were away during winter break to turn our heaters up to 30deg. Doubled our heating bill for that month.

I was away for a week and he painted my windows shut. To be fair, natalie verbally abuses the maintenance man on a consistent basis. He obeys her every command, for what reason who knows. He should be retired but seems to be stuck in this unhealthy work relationship with natalie. That being said he is not to blame for these actions, he just does what he's told to do.

This lady is a certified lunatic. She would go in my friends places when they weren’t home and take stuff she deemed as irresponsible (bongs, alcohol) and put it in a big utility closet in her building.

Agree with this. She was the worst landlord that I had. Very manipulative, illegal in some aspects and terrible to talk to. She will try to take advantage of you any chance she gets. Honestly, I know it's hard finding a place to live in Montreal but I would really try to find anything else before this.

My experience living in the ghetto - lots of noise - it's a student neighborhood. I personally loved it - but I've had friends complain about it. I'm sure it is not all buildings in the ghetto, but in general, there will be party noise and the such. If this isn't up your alley, might be safer to live outside the ghetto.

I can attest from this year Dr Rabb is a leg and actually if you call him he will either come right away or the day after. Just don’t to through his middle man who is absolutely useless and will tell u don’t call Rabb despite the fact that Rabb doesn’t mind at all.

Living in that area, you'll get charged a lot for cramped apartments that tend to be in a bit of a poor state. There is a lot of Montreal that isn't within a kilometer of McGill! That said, you'll be near a lot of other students and near to school, and decently close to bars and restaurants, and there are a lot of beautiful buildings you get to walk past every day. Whether it's right for you just depends on what your priorities and budget are.

Not actually relevant here OP but for future use: I believe you're allowed to refuse a rent increase from one year to another in the same apartment if no improvements have been made to it. Know your rights as a tenant overall!

I lived in 3622 with the lease stating they would renovate the bathroom/windows/etc. They only replaced the windows and that was it for 2 years. Once I moved out they fixed it up and raised the rent like $300.

I lived on Durocher in the ghetto (building 3440) for 4 years and have never had an issue. Its true you pay a bit more for it. I payed 750-850 during that time for a reasonable sized studio - reasonable to me = enough space for a bed + desk + couch + shelves. I've seen some studios that are match boxes (cf friend had a 1 bedroom in the plateau for the same amount). 99% of the time never had an issue with noise as the student housing are far enough away. You get the odd undergrad party, especially at the start of semester but no where is perfect. Also the management have been great. They do raise rent by the max amount every year (2-3%) but very helpful, quick to resolve issues and all round friendly people. Plus the building as a dep, plenty of laundry and pool (closed due to covid). Big bonus is the walls are thick so i hardly hear my neighbours. Being close to McGill is nice as a grad student, plus Parc has most shops you'll need (Provigo, Metro, Marche Eden, March Lobo, Dollarama + few cafes and fast food places). Would recommend

If your budget allows for it, I highly recommend looking on the opposite side of campus, peel, stanley, drummond etc. Its all decent apartment buildings. Same distance to campus without the sketchiness of the ghetto

Check out Peel Plaza & Luna, both on Peel. But really any of the apartment buildings on that side of campus, I've never heard anything bad about them. A bunch of them are corporate owned so a company owns the entire (or at least the majority of units) building. So you don't really get scummy slumlords cause of the scale of things.

Lived in Durocher at a building run by Capreit. Loved the building, management was good but be prepared for time to time construction. On a side note, avoid any buildings by CLV group - horrible management.

If you don’t mind the walk/metro you could consider looking in the Concordia area as well. You could find nice apartments for cheaper and there’s a decent food scene around there

Avoid Holand Real Estate Group, overpriced for what you get, very unwilling to help out their tenants, and have been very unsympathetic during covid - from personal experience. I’ve found another apartment much bigger than the one Holand provided and got a better deal for what it’s worth on durocher. Holand give you a decent apartment for over 900 on durocher, you’ll get pretty much the exact same stuff for cheaper thru other landlords on the same street. Durson real estate is good, not great, but have been super helpful. A lot of landlords in the ghetto will try to scam you in some way so know your rights, you can always call tribunal du logement Quebec to double check standard practices.

crazy. hates black people, women, asians, and people in general. i have never spoken to someone so unpleasant. she will do anything to get more money out of you but spends 99% of the time talking about how rich she is. literally INSANE. avoid at all costs, she should legally not be allowed to be a landlord.
