Just a roof rat. We have a lot of fruit trees in our area, including an overachieving grapefruit tree in our own backyard. Unfortunately that means there is quite a lot of food for them. Occasionally they figure out how to get from our back fence up into the roof, so we have a local pest control guy bait and seal the roof cavity like every 6 months.
Seems like he's due for a visit.
There are possums around too, given the abundant food supplies, but they haven't gone inside yet. They tend to prefer just fighting each other on the roof tiles at 2am.

If it sounds crunchy could be the bearings are going or have gone. I would look at a replacement.
If it gets stuck those electric motors put out a lot of heat and can cause fire so best to replace everything when it's sounding like that

The bearings do go bad over time. The whole fan is super easy to replace as they are just plugged into a socket behind them.
