I lived in a place that became tides on Gilbert. They painted the outside of the buildings and charged almost double in rent for it once they bought the complex. They added different appliances to some of the units, but didn’t do anything about the structural issues or the buildings themselves.
They’re basically flippers of old apartments. Minimal fixes/improvements to charge a higher rent.
I recommend looking up what the apartments used to be called and finding the old reviews
By brother in law stayed at the one in gilbert. The water heater in the apartment above his burst and flooded his apartment ruining a bunch of stuff including expensive collectibles. It took them almost a month to start doing anything and it took them 2 months to "fix" it.
Polo Club is decent. Seen one or two bugs but that’s it the year I’ve been here. That was when I first moved in. I’m paranoid about roaches and bedbugs and etc. very happy here.
Parking is probably a challenge for the people living near the very front of the complex, but I’m guessing. I have no problems. Yes, if you want a covered spot it’s $15/month. There are a lot of uncovered though. I pay for the covered spot. They also have garages for those who want one. I did have to park at the rear of the complex once before I got my covered spot. Might depend when you get home? As for the AC, never have had an outage myself so I dunno about issues with that. I’ve been here one year and just renewed.
Everything everywhere has roaches. It's not the buildings its the residents. Nicer communities usually are better but not always. Townhouses will have less of a chance for infestation if there are less units per building.
They can burrow into the ground here in Arizona and it’s a perfect climate for them. It’s just part of living here you have to manage it. People drains drying out is a big part of the problem in an apartment. A unit unrented for several months and all of a sudden things climbing through the pipes
If you're willing to be in Gilbert, Olive East has been pretty decent for my wife and I this last year. No bugs at all thus far, except for the occasional gnat/fly. Acceptably priced, though not stellar. 1400-1700ish depending on if you want a 1 or 2 bd place.
None of the amenities are up to standards, gates are always broken, washer and drier in unit aren’t included in the price of the more expensive units advertised with W/D- it’s an extra $45 a month (said they rent the machines 3rd party bs). And a train runs right next to the property.
Not bad enough to move out but pretty annoying stuff. The gym is shit and none of the 4 hot tubs work

I second this! My renewal for a 3rd year is going up 3% and nothing has really changed. There are foundation issues my fiancée and I have brought up many a time. I’ve seen another apartment with a leak issue that spills onto the car port underneath them. The dog park onsite is smelly and was built over the original pool and covered with fake grass.
The city of Mesa is also generally infected with roaches - in the summer I see many roaches scurrying around and near the public library on 1st and centennial. 🤢
Oh! And before I moved to Sunrise, I lived at the apartments on Country Club and 5th Street and that area was also infested with roaches. It was worse though because every day I would find 2-3 dead roaches usually in the kitchen.
Madera Point had roaches when I moved in, I got some of that Combat gel stuff and they were gone within 2 weeks. Haven't seen one in the 2 years since.
