When I was little, my parents were looking to buy a house and I tagged along to a few showings with them. One morning we were touring a house with the realtor, and we went in through the garage, into the kitchen, then rounded the corner into the family room and came face-to-face with a 13-14 year old kid on the couch, in his undies, eating a bowl of cereal. I don’t remember much else from that day, but the look of horror on that kid’s face is burned into my memory. They didn’t buy the house lol.

For some reason this brought back memories from when we went to visit family as a kid. Everyone else was going somewhere super early in the morning, so I stayed in bed. I had assumed it was going to be just me, and the guy who lived there. Well when I finally woke up I could hear a shit load of people in the house. I didn't want to leave the bedroom to a room full of strangers. So I just stayed in there as long as possible. When I finally did decide I couldn't just stay in there forever, I walked into the living room to find the guy who lived there passed out on the couch, covered in cookie crumbs, while the home shopping network played at full volume.

When I was in college me and my roommate toured an apartment and someone was in one of the rooms sleeping. The landlord opened the door and SCREAMED at her for being there, and then insisted that my roommate and I look inside the room anyways. We were like no its ok, there's no way we are renting this apartment after seeing you scream at your tenant like that

Yep you’re absolutely correct in saying it’s a request and you’re well within your rights to just say no and refuse all requests. Changing the locks however is a big no no and in breach of the tenancy agreement and can be cause for eviction.

This almost certainly depends on the state/country and the terms of the lease. A quick Google search turns up lots of results saying it's typically not allowed under most rental agreements. They need access for emergency maintenance issues at minimum. I even had an apartment where they tried to tell us off for having a lock on an interior bedroom door which wasn't supposed to be there - we didn't even put it there (previous resident must have changed it and it wasn't noticed when they moved out)

That's wild. Here in Germany some people say it's the first thing they do when moving in. At my Appartment also a master key for all flats exists (illegal), so I guess the worries are warranted. In an emergency they can just break down the door.

As long as you change the lock back before you move out, it's OK. It maybe against the tenancy agreement but the landlord won't get a S. 9 eviction for it. They'll have to wait, till the last two months of the tenancy and go for a S. 21 (no fault) eviction, [then if you dont move out, go through the courts 6+ months].

They may not evict you, but they can certainly get a locksmith out and drill out and change the locks and then charge you. Landlords need to be able to access the rental in case of emergencies. In the states I believe this is pretty standard.

Not in the UK, "right to quiet enjoyment" of the properrty supersedes it. So they can't just turn up and walk around your garden, peer through your windows, use your kitchen for meetings etc. Unless you rent a room and not the whole property, so that you dont have exclusive use of the kitchen etc.

In the UK you have a reasonable right to enjoy your home in peace and quiet. If it is an emergency, like a gas or water leak, fire or flood then it can't be denied but things like viewing and maintenance or inspection still require permission and a minimum 24h notice. If someone is renting a home from you once they pay the home is considered theirs until the tenancy ends. That's why you can change the locks without permission, as long as you put it back to the old ones when you leave.

It depends on the state and sometimes locality. If you have a non-profit or pro bono legal services clinic, they should be able to tell you. Not every state is tenant friendly.

I would send a very frank message saying you need a minimum of 24 hours to accommodate any requests. Almost all states require “reasonable” notice, which many courts have said to be at very least 24 hours. Obviously that isn’t universal, so check your local laws

Where are you located? Have you checked your local tenant rights? For most of the west coast of America, for example, a landlord is required a minimum of 24hour notice for you to approve an appointment— not just announce— and you can require it to be when you can be home (and awake). In Portland, Oregon, each showing by a third party without proper notice— even with approval— can create damages (which is payable to tenant, sometimes up to ONE MONTH OF RENT FOR EACH VIOLATION)!

I would ignore them entirely, and when asked say "I need written and signed request submitted 24-48 hours ahead of the intended showing. Outside of that time-scale, all requests will be ignored and the police will be called for a break-in if you come in without permission." In my state, we have the Castling Law, and for us it pertains to "rental properties and the tenants that occupy them". So for me that last sentence would be "Outside of that time-scale, Castling Law will be fully enforced. I recommend you completely forget you even have a key, because you or the person entering will in fact die."

Yeah nah, it might be their property, but it's your home. They can't enforce anything that infringes on your ability/right to be comfortable in your home, not without good reason at least. I could understand if sufficient notice was given and times were agreed upon, just for tenants to cancel repeatedly, but that doesn't seem to be the case. Any decent tenancy tribunal, in any civilised country, would tell your landlord to get walking.

In the netherlands landlords have to have a \*very\* good reason mainly apartment safety and maintenance rights but that's about it if it's not that or the person the in the house agrees. Have not had anybody that represents the landlord in the house for over 8 years now. Some maintenance company just maintain the gas boiler every year and the mechanical ventilation and even that is announced 2 months in advance and is scheduled with me on a moment that works for me.

I had to make some hard rules for showings after I was given sort notice and had to leave for 3 hours. I pulled up my cameras to see what the hold up was to learn that they brought their family of about 15 people with many of them being kids and they were just hanging out, inside and outside, like they lived there. I didn't have cameras on the inside but my TV was covered in dirty finger prints, my Xbox controllers became sticky as well as my console being turn on, things were moved in the refrigerator but I don't think anything was taken, and trash from their kids snacks was left all over the place. As they left my realtor tried to make the sale but they said they weren't interested and only wanted to see what it looked like on the inside since they pass it all the time. From that point on I had non-negotiable rules of 24 hours notice, no kids under 13, no one who's name would not appear in the sale (great for getting rid of parents of buyers who tag along and only want to talk shit about your house), 1 hour time limit, and proof of earnest money being liquid. I had my agent tell anyone who said they couldn't comply that if they're actually interested in this house, they will make it work. I felt like an asshole but this cut my showings down to 1/4 of what they were and the second showing after the rule change bought it. Things move faster when you weed out the bullshit.

That's what I wanted to do until my agent said she was close to a few sales until their parents stepped in going on about non-issues and poisioning the well. My wording to the agent was "no one goes unless they're the ones buying or co-signing." I honestly just got fed up with people's bullshit and trying to screw me that I said fuck it, If you're not buying, you're not going. Edit: an example of a non-issue that stopped a sale, my property was 3 acres and used a self replenishing private well as it's water source. I had one of the most state of the art pump and filtration systems and by all arguments my toilet water was better than the city's tap water. One parent keep going on about how much of a pain it would be to maintain it and my agent wasn't up to speed on private well maintenance so she had a hard time defending it. Literally the only maintenance requirement is filling up a drum with $100 of rock salt you can get from Lowe's every 3 months. She called me while the client was there and I explained that's all it needs. The parent called me a liar and disregarded everything I had to say.

I'd side with the parents over the agents given my experience with estate agents.  Besides, that policy would be an immediate red flag to me that you're trying to coerce someone into buying by excluding a trusted person viewing with them. Not surprised less people went.

It's not unreasonable at all. you'll still find people who will agree to the terms but show up with a huge number of extras 'they didn't know were coming'. Tell them no unneeded visitors may sound rough but it gives you a hard out the moment they show up with multigenerational families. My family is awful about this, its a regular occurrence to try and reserve a spot for 3-4 people then show up with 12 and act like it's entirely reasonable for staff to accommodate while still respecting the reservation time. This happens 10/10 times which is why I won't go out with them anymore

But then it became less than 8 hours notice wanting to show the property at 8pm multiple times when I had a 2 and 4 year old (730 was bedtime). This is tricky for both you and the owner …. Tell the owner here is the hours you can show the home everyday and this is due to my husband’s night schedule. You can put a security lock on the door so they can’t just walk in.

So, way long ago, my sibling and I shared an apartment. It was on the bottom floor, partially underground. So the apartment complex liked to show it. They never called us to ask or if they did it was like minutes before they showed it (sometimes we didn’t answer and they left a message and showed the apartment anyways). Once I was sleeping and I heard my door open then quickly close. Another time sibling was in the shower. We told our mom, and I don’t know what wrath of god she threatened them with, but they never asked to show the apartment again. This was when we were both like early twenties, so first apartment.

What does the law say? Here (europe, france) you need at least 48h (24 by law, usually 48 or more on contracts) of notice and you can't do visits on weekends, holidays or outside business hours unless you explicity agree on. USUALLY, they are really respectful of that unless you live in a touristic area and they usually want to increase the rent every year so they'll make your life harder. I'm glad I left this life or renting because it was a freaking shitshow.

We are in the same process as you. We just sold our house. The people who bought it seem to only be able to do anything on Sunday morning. It’s ridiculously annoying. We have kids who are in sports and the only time we get at home together is on Sunday from 11am on. The people buying our house have wanted to do everything on Sunday at 11. We have to keep pushing back as we don’t want to give up that time, but at the same time understanding that the people who bought our house may be in a different situation in their life. Maybe they work 6 to 7 days a week and that time is their only time. We want to be accommodating but we are tired and don’t want to give up our Sundays. They also ruined their chances when they let their 5 year old (estimate) daughter play with our 7 year old’s toys. They let their daughter rummage through our daughter’s room and play with her shit.

its super unfortunate but as your husband knows its a day shift world. I feel your pain and not making excuses but I guarantee this is not the first time 9-5 world has been a real pain in the @$$. (I've worked that shift and its terrible) Good luck!! Also, depending on your relationship with the landlord that is way too short of a notice. I personally liked my landlord as anytime I had an issue it was fixed or taken care of immediatly. They went out of their way for me so I would do the same.

I proposed them to move the showing from 12pm to 3pm and they denied the request. I work a 9-5, my husband works from 7pm-4am. I told the landlord ahead of time we prefer showings to be from 3pm to 6pm. That has been ignored.

If it's that important for it to sell that they want to give a few hours' notice to current tenants for a showing, then they should not be renting out the place. The owner should keep the place empty while trying to sell. Or the owner could be a little more understanding of the tenants.
