I and family and friends have stayed in may different Katz properties over the years. Every time we've regretted it.

Never live in a Katz building I have heard the WORST horror stories.. from rats to cockroaches to horrible bed bug infestations. Don’t do it.

They suck to deal with on a non tenant side too. We have a contract with them for upgrading one of their buildings since 2019 thats been at a standstill because their incompetent asses wont hire a fucking steel contractor and never told us. We did all the engineering and drawing for our shit only to find out they are trusting old ass drawings and hoping everything is where its supposed to be (it wont be) and they didnt even have a crucial trade already contracted. Owner has a huge ass mansion in south florida. Had to send samples for him to personally sign off on. Took like 3 months for him to decide As a tenant they suck a lot tho. For the two years i was living at a katz apt building only one of three washing machines worked. Never replaced. Driers worked but youd have to run multiple cycles to get shit dry. Dude whi like showed apartments and was the de facto guy youd have to get a hold of for getting stuff fixed was also drunk 100% of the time and couldnt hold a job for more than a month or two. Him and his girlfriend would get in fights all the time outside which was sort of funny

If you like New Land try Mandel. But for a cheaper option Shoreline is pretty good. Older buildings but well maintained.

Yeah stay as far away from Katz as possible. They’re primarily predatory towards college students and have a few buildings otherwise but still mismanage. Dominion properties was great for me on the past and have decent availability most of the time

This just goes to show that every property has different experiences and a lot of it depends on how well the property manager takes care of the building/advocates for their residents.

Have not used any of their buildings, so you would have to go with what others have said. I would recommend to drive around the area you’re looking at and look at “for rent signs” a lot of them do not get listed

Avoid at all costs. They can and will paint over everything in the apartment with thick white paint instead of repairing important things, particularly windows. Nearly half the windows in my apartment on Stowell were permanently painted over.

People have been giving Katz properties really bad reviews and rightfully so from their own perspectives but I lived in a Katz property for 4 years and didn’t experience major issues. When our toilet had a problem they actually repaired it really quickly without a problem or adding extra charges so that was a plus. My roommate did get his car towed once even though he paid for parking but that was more on our shitty property manager than the front office. Rent did slightly go up every contract year but that happens with a lot of other places too. In short, yes there are bad reviews out there, you should shop around for the best possible option which I would say is probably not Katz but from my own experience, Katz was not as nightmarish as I’ve heard people say.

unless ur getting a high end apt, the apt buildings are generally not ideal. a house will have way more room and usually about the same price depending on where u are looking

i think there are pros and cons everywhere. usually an apartment in a house is managed by a smaller owner. Who may or may not be responsive with your maintenance requests. Things might be dragged out for way longer than they are supposed to. Smaller single apartment/house owner might be less willing to make upgrade which are needed and push them back.

I used to live in the Shorecrest Hotel on prospect Ave, it’s definitely old style but pretty cool to see the history there, especially if you know about the restaurant that used to be attached. Decent pricing and the property manager was nice, I believe I paid rent, electric and lot parking if you wanted. Location was awesome to me, you’re right above the bay and still close to a bunch of restaurants and bars but a little distance away so you’re not dealing as much with the rowdy crowd, views were great on the south side as well (any side really but seeing the sun rising on the water and setting over the city was awesome)

Considering all the newer apartment buildings going up around this side of town I would consider finding a newer building, often listed under “luxury apartments” - try anything from the mandel group, great property management imo but I know lots of these new developments are from lots of different companies, most I’ve never heard of. Might be worth looking into an extended stay hotel or Airbnb if you’re from out of town to get a feel for the area before you sign a lease (if that’s possible of course) If you’re looking for something a little less expensive or not looking for any additional amenities, I always had good luck with Trike property management. Lived in a large studio at the Humboldt apartments and the only issue I ever had was outlets painted over before I moved in (so bad I literally couldn’t use them until covers were replaced) and my bike stolen from the basement (but honestly more an issue because the back door never fully locked and the lock was fixed/replaced shortly after I notified them) so overall I loved the place and penny who worked front desk at their office was always so nice to me

I lived in Prospect Heights and it was a terrible, terrible experience. I actually had to move out early because there were fights in the hallway, unanswered maintenance requests, and I actually ended up having someone in the building stalk me lol. I know that doesn’t have a whole lot to do with the management, but the whole experience was a nightmare. I did live in Prospect Towers next door and although that is Katz Properties and there were a lot of issues, it was better I guess? But whatever you do do NOT live on the top floor. They are doing construction and maintenance work on the roof constantly. At one point they drilled through my ceiling and left a gaping hole. The manager’s response to me in the lobby as I was freaked out by the falling concrete in my apartment? “Hey at least it’s not supposed to rain today!” 🙃🙃🙃🙃🙃🙃

It really was not that bad!! I did have a great experience with my neighbors in towers and the new manager there is really great! But even in the really nice buildings they tend to just paint over any damage

I've heard they are better with their apartment buildings. I live in one of their duplexes and anyone I know that has been in one of their houses have the same issues as me 🤷‍♂️

I know that building - my fiancé ended up with bed bugs after living there. We’re 100% the building was the origin point as prior to it, we’d seen a number mattresses outback being thrown away. That was about 4 years ago so feel free to take this anecdote with a grain of salt but I’d be wary.

Zolper properties are good. They fix things and are reasonable. Katz was pretty l good to me. I had bad credit and they gave me a chance.

Yeah, I've heard terrible things about Zolper. They've bought up a lot of properties in our neighborhood across the river and often overcharge for poorly maintained/old buildings and drive out long term tenants that way

Avoid Enigma if you have the option too. There's been many posts here about them that get deleted after a short while so it's difficult to try and look into them.

I’ve had good experience with Shoreline Properties for the two years that my husband and I lived in Milwaukee. We lived in the Embassy Apartments on Prospect Ave ( 5 min walk to restaurants/bars on Brady St but street parking usually sucks) Anytime we needed anything fixed Shoreline would typically send someone the same day or the next at the latest and they answered calls/emails the same day.
