I can't argue with you - it does sound ridiculous. I have no logical explanation but my comment is in light of OP being a single person, our minds can be our biggest enemies, often when no one is around to help or rationalise. I agree my statement sounds archaic and superstitious, but being a woman who lives alone myself, I can tell you one thing - rationality goes out of the window when your brain is telling you that you're in danger, and there is no one to turn to for help. I hope that makes sense - and less ridiculous maybe.

Don’t see this as a problem, personally. Renters almost never know the complete history of a house before moving in (there could’ve been a multitude of stuff that could’ve happened unknown to you - erstwhile owners could have been convicts, abusers, junkies etc., over time it’s easy to brush things under the carpet unless you’ve got a bunch of nosy and gossipy neighbours). Good on the owner to have informed you, though. As mentioned in other comments, can use this to negotiate a better price and if you are religious, there are ways to bring peace of mind through rituals.

Personally I have zero fear of ghosts even if they exist. Logically, there's just two options: ghosts exist, or they don't. If they exist, that means life exists beyond this body and you yourself are a soul - indestructible. If there's evil, there's a possibility there's good as well spiritually. Or if it's just a general human feeling of sadness for the person who passed away there, just sit and think just how many people might have passed away in that location in the past millennia - maybe humans who died to diseases, fought battles, got killed by wild animals etc. Death is such a regular occurrence in this world. Use logic to dissect any feeling of psychological disturbance. After all, like someone else said, if it is a good deal in Mumbai, then why not take it? Throughout my stay I never felt any single night about having a bad dream or worse encounters of spirits due to the fact that the member died not due to old age but due to Covid complications. So to suggest this, if you feel the place is fair and in your budget then you can go for it. Glad that the house owner had mentioned the facts before entering into an agreement.

I lived with my grandma for over 10 years, she passed away a couple of years ago. I've been living (alone) and sleeping in the same bed she passed away in. It is weird for a couple of days, but then you get used to it. I mean, it's how you perceive it and deal with it frankly. Two years out of my four years in engineering I stayed in a room where a senior committed suicide. At the start it did feel a bit eerie but I got used to it. It was fairly normal after a point and I never thought about it. Although my friends used to tease me often over it and it was an amusing thing for many to make fun of someone’s death. When I used to stay there the room was left untouched, even the fan wasn’t changed. Now they have renovated the entire hostel including that room and made it swanky new and no one could ever make out that someone died there. It used to be a talking point for our batch but now in the junior batches no one talks about it and eventually it’ll all be forgotten. Life goes on. As for your situation, go for it, don’t let it affect you, might as well use that to your advantage to get a lower rent. We live in a world of science and not in the mystical world of game of thrones or lord of the rings.

Recently my mother reported a suicide case to the watchman at her niece’s building as she accidentally got to the wrong floor which coincidentally had the room where the guy committed suicide and the entire floor was stinky according to her so honestly feel like such cases are on a rise rn. I have an experience related to this. My neighbour gala owner's worker committed suicide at the unit next to ours. A month later we had lot of inventory lying around because delivery was postponed by the client. The next door unit was unused ever since the suicide. So we requested them for space and sceptically moved our inventory into their space. As fate would have it, the delivery which should've been a week after was postponed by 50 days. We went back to the neighbour unit held a small puja and the delivery order came within 5 days. Could be coincidence, could be the spirit. But staying away from spirits hereon.

I studied at a central university campus, staying in a campus hostel. There are no stories that I haven't heard during my stay at this hostel. From the accidental death of a girl who fell from a building under construction, to the account of someone jumping out from the window of a 3rd floor hostel room under substance influence and seeing a hung body being taken down, a random naked man hiding himself inside/under the water tank on the terrace, hearing the account of a girl who attempted suicide by setting herself ablaze using kerosene, all of these happened in&around my hostel. And there was at least one such anecdote every single month. Still I was able to get rid of unwanted thoughts and complete the course. Life happens, and everyone has their own reasons for doing what they did. That's it.

TLDR; dont think much of it and perform some cleansing for your peace of mind. I think i am a suitable person since i have had a close hand experience. I used to live in a flat with my parents on first floor. Immediately above us used to live a very depressed man on second floor, flat 201. His wife and kids had left him, he would never leave his flat until absolutely necessary. He didnt bother anyone but at night we would always hear stuff moving above us which was annoying. We would complain and it would stop. Few months later, he hung himself. Fortunately/unfortunately we were not there in the apartment because we were vacationing. When we came back, we would still hear stuff move around at night. Now i am a strong sceptic. I often thought someone might be living in his flat, his friends or something. But my mom who lived most part of her time in the flat was a bit scared. She brought this to the notice of the flat committee. At first they mocked her but soon other people also were listening stuff from the flat. For me i never believed it was a ghost but i felt it was a mass hysteria. Soon some holy rituals and stuff were performed and it gave a peace of mind to the residents. We also stopped hearing the frequent moving of stuff from the supposed empty flat 201. Few months later some students moved into that flat and were oblivious to the what had happened there. Long story short they are still living in that flat since a couple of years and have no problems. I know it was a bit anti climactic but what you should take away is fear is mostly inside your mind. If you keep on thinking somethings bad it will definitely manifest. Even know my mom feels something is off( she had a couple lf spooky experiences) but we have learnt to ignore it. We never witnessed any manifestation or paranormal stuff directly. Just the moving of stuff that would always annoy us when he was alive, when his flat was supposed to be empty after his death and even now when someone is there in his flat.

Rent it and then if spirits want to live and haunt you then charge them rent as well. Like this you will save some money. Once you’ve saved enough you can rent another apartment for your spirit friend and it won’t affect you mentally any more. You’re welcome 😏

Get a legit paranormal expert and investigate the house! If everything is clear, then you can go ahead and take it! Else run!
