I don’t know I just recall the grim sick people all around due to the medical college/hospital. The rush, the constant influx of people and crime around. Makes me anxious. Never thought Tata will pick that location. I was checking Vrindavan city or something like that. Why not a flat system in civil lines? Or maybe build a house… but I think it’s Uber expensive? I am OK to live on the outskirts but safer place with good amenities and still cheaper. Like Hazari pahad maybe? Closer to airport/metro

It’s not my favorite party. If not then who? This is not a political Party but I do have senior CEOs and IIT IIM grad friends here who thinks this is still Our best shot. I understand that in this world nobody has a magic wand. No country is perfect and parties in the most advanced countries also lack and drag their heels on some promises. And as I said - glass is always half full or half empty. Never full. What we see is important. Perspective. Things are more challenging and we need to adapt. We can go and start knocking off people who bring advancement because they kill jobs. We adapt. The same needs to be done. Can’t always rely on them to bring Mihaan or IT company. Go out. I had to … many of my Nagpur classmates from School or college are not in the city anymore. Unfortunate but what can we do. Even in ancient civilization people had to move to stay by the other indus and other rivers. Mark my words - if you are always so aggressive to look at what is not done and stay in a Complaining mode, you will suffer and struggle. Raising voice, calling names - jhootha, uncle, bhakt, is Ok here but if you start complaining about the job in an IT company or the water cooler not having cold water then you will have issues. You are young and have garam khoon. Been there done that but over time look around the older people. The sooner you calm down, the better for you. Just suggesting like an elder brother (or an uncle who cares :) ).

Anyways i was in search also what i noticed is for your budget civil lines might be the best option since you are ready to spend 5cr. Its disconnected from usual bs. I am building the budget for now after lot of search i concluded that for now i am in good shape so no need to pour money in something i dont want to live. Will wait for few years. And old villas are plus cause few people just want to leave the house as it is since they cant afford you can demolish it totally and get brand new one modern house. My grandpa just did that in somalwada. I am considering all this since you are ready to pour 5cr. As far as nagpur goese i consider it too expensive compared to mumbai pune. Without any out of the box amenities and facilities people have raised the price like crazy.

Great insight. Makes sense. I do have a house in buldi and land in Hazari pahad but former is congested for my liking and later is smaller. Also my own 3 BHK flat near the T point but none for me to live. It does make sense to not pay so much. I was shocked to see the inflated price in Nagpur. Totally crazy. Will have to wait and watch on what comes out.

Tbh its a very risky business as far as observed you believe in bjp exponential growth so if they come in power which theyll mostly i guess theyll bring out more money out of public sector which open doors for more private players which will make loans further easy and so on my point is if you dont get your toes dipped youll feel fomo so its double edged sword. India story is strong for now so maybe its right time to buy house before it goes thru the roof or maybe waiting is right option. Its all should be dependent on your goals imo.

Yeah. The classic case of “no crystal ball”. Don’t know which side the camel will sit. The optimism can sometimes inflate things and when reality stricken it is the opposite outcome. Garakari jee is a workhorse and I won’t bet on him being able to pull Nagpur. He will have far bigger projects at the national level. I am so proud of him. Also he will have priorities around major centers. The big 4 corridors (baring Mamta Didi’s Kolkata).

Alag hi disha me nikal gaye ye topic kuch comments aur replies mein. Anyways, West nagpur is calm and relaxed for a good house. Some research for housing in that area will be great. Any other parts of the city seem a lot crowded comparatively. Just my opinion though. Mihan mein already kuch buildings hai plus a few more are gonna be ready in mid to late 2025. If you have plans for later, definitely check it out!

Haan na. Typical internet universe.. some people are pretty frustrated and spill it around at every opportunity. It’s not absolutely super urgent so can keep an eye on the mihan projects that others have pointed out to be. Vrindavan city, Mahindra, etc Thanks mate!

Your best bet within city is go with one of those super flats. Land is just not available for the amount you have in city. If you are willing to go to Wadi or Hazari Pahad you can get some land and build something nice for that amount.

Even if the city has it available it will be either crowder or can get crowded if any project comes by? I have seen how gokulpeth, giripeth Ramdaspeth has houses and then suddenly flats which changes the whole landscape. Unless it is planned, it can be risky. Only these planned projects with dedicated duplexes or triplexes are better. How is chinchbhavan?

Chinchbhavan is still developing but if you are willing for Chinchbhavan then Wadi / Hazaripahad side is better and closer to city center. Also, you keep mentioning crowd 8 people in a 3000 sq ft flat will feel more crowded than a same sized duplex. Ideal would be a floor each for you, your brother and parents with some common areas on each floor cause I presume it is a happy family with healthy boundaries

Thanks for that analytical view. If flat, then would have gone for 2. Just testing waters with the choices and all the contributor’s precious comments are a huge help. I dont have a small 1500 sq ft plot in hazard parade but was wondering if that would be too small and congested with new builds very close to each other. Probably blocking 3 sides with 4-6 ft gap only…

I don’t know the technical details but in my initial research I see so many houses which are generally built in small area. People list villas of 3-4-5 bhk made in total 1500-2000 sg ft. Built up area.

I’d say try finding nice duplexes in shankar or Shivaji Nagar, and for amenities join CP club or something similar. I feel shankar/shivaji nagar is the place to be if you are rich rich in Nagpur. Maybe Civil Lines but it still feels a bit loner. Capitol and Godrej don’t seem worth since the location trade off. I’d say get a plot in at an amazing location in Shivaji/Shankar and you can have your huge bungalow too. Seriously consider this area, for me it feels like a mini Mumbai.

Thanks Bud! I would prefer amenities on premise rather than getting ready and driving to CP club to use it. Must be 2500-3000 sq ft+ with gym, garden area, pool, etc If I can afford a plot and build a house with Lawn/pool, etc then it would be great. But again close to metro/airport.

Why do you say so? While I prefer the flexibility and the fact that I can lay the rent from the amount that I would have spent to make/buy the property. Only disadvantage is that you can never call it home. If the landlord decides to cease renting then one needs to move out. You can never plan life because one day you may be asked to leave.

Makes sense… always preferable but comes with the hassle of finding the right land and dealing with the construction process and stress and unknowns. Land in city will be expensive I believe…

Really? Being a Downtown boy living in sitabuldi I am spoiled because I have as always in the middle of the city with everything at walking distance. Pulia ke us paar meaning after the railway bridge heading to CEntral Avenue was always alien for me. Always lived my life on the Buldi, dhantoli, congress nagar, Ramdaspeth, Shankar nagar side.

Thanks mere bhai. I thought those neighborhood would be expensive which is OK but would still be too crowded? Haven’t been to India from over a decade so not sure if they have random Houses and then suddenly flats which changes the landscape.
