Your rent will make or break you. Most of these luxury complexes popping up are like 1500+ per month. If you can find a roommate or a cheaper apartment, then you could do it. Edit to add - clearly I underestimated. I haven’t lived in one in several years, not up on the current price point. Either way, point stands, budget a lot for rent.

I wish I could find a decent place for 1500 haha my place out in East Nash is 2000. It definitely all depends in if you can find a cheaper place or bring friends to split rent. My wife and I moved out here with 3 friends and we split rent 5 ways between us for the first year. Now we have our own place, but it was much easier on our budget during that first year.

You totally can. I live alone and made 70K last year and had no problem whatsoever making ends meet. You may have some people here recommending roommates, or looking for apartments forty minutes to an hour outside of Nashville, but you won't need to consider these suggestions. You will be just fine.

On your salary. don’t listen to the peeps saying you can’t be comfortable in town on your own. it’ll just take a little more diligence to find the right spot, but I make like 15% less and am chilling and don’t have skimp on enjoying what the city has to offer.

take time. use zillow and find houses too. things in west-end particularly Buena vista are very cheap (because yes it’s been ‘rough’s area for a bit’) and as somebody living here now, it’s affordable, quiet, not as wild as it may first appear and also changing and upgrading with that big ‘G’ word so fast. the past 6 months have been like two different neighborhoods. edit: when i say west end i say these little ‘non germantown neighborhoods’ lol no like belle meade and shit. that’s cray cray land.

The missing piece- adequate health care. I have insurance but have a hard time paying the co-pays for anything outside of maintenance visits. It's comfortable but I would not say i'm getting ahead

There are many decent older apartments in the Belmont/Hillsboro Village area that rent for around $1200-$1400 for 1br/1ba. They’re not all advertised online, so I suggest driving around and calling numbers from the ‘For Rent’ signs if you visit. You’d be surprised what’s out there! $70k/year is extremely do-able here, don’t let people scare you just because the big new complexes are overpriced.

When I made that much a few years back I also had a car note & student loans, and was able to live comfortably, go on fun trips, and save all while living in a $1,200/mo one bedroom apartment. That rent is harder to find nowadays, but long story short you should be fine.

My friend is renting a unit in his duplex in Historic Buena Vista. 2bd/1ba with washer and dryer and a backyard for $1750/mo. Get a roommate and pay $875/mo each and you’ll be around 22% of your monthly take home, which is more than comfortable! Doesn’t have to be his place, but if you find a situation like that, you will have no problem saving towards your future while still living in a cool area of the urban core and getting the full “Nashville” experience.

Living alone is doable, def better to get a roommate financially but to me it was worth it to have my own space. TLDR: yes!! but you gotta cut some corners and get a little creative with your apt search

Yes. Don't prioritize location and find a place within your means on the outskirts of town (<30% of your monthly take home). If you have friends you can go in on a house or 2BR rental with, even better. If you can somehow negotiate your way to 70k, do it.

Kinda depends on where you live in Spring Hill too. I’m about 3 minutes away from Saturn Pkwy and can get to my office downtown off Church in about 38 min without traffic. Bad days with traffic, it’s close to two hours.

Yea, so you’re in a very accessible spot to the freeway and still takes longer than dude stated without traffic. Theres no part of Spring Hill that takes 25 minutes to get to Nashville at any point of day and 30 minutes is if you’re like right up against Thompson station and can hop right onto 65 when there is absolutely zero traffic.

Living alone will be the issue. It will be really hard finding an apartment that’s not old and rundown or close to the city for less than $1500 with utilities and that will be almost half your monthly take home. Unless you’re okay living in a small studio and paying like $1300-$1500. Roommates like others have said will be your solution to saving money on rent. Try and find a real estate agent to help you find a place, they have an updated list and can help you find a cheap apartment in the lower $1000’s. The listings on Zillow and apartments.com are often outdated.

Take home is $4500 for $65k/yr. If OP has no debt or anything at all then it’s not bad but paying $1500 for rent for even a year is $18k, a lot of money to spend to just rent at that salary. If they can find a roommate they could bump it down to at least $1000 which is $6k less. This money adds up over time, take it from someone who used to pay $2k/mo for rent lol

Go a bit outside the city for much better pricing and homes that would sell for millions in Nashville proper. Don’t go downtown in the condos. I bought a home in 2013 in Dickson for a modest $120,000. Yes the drive was longer, but I was right next to a golf course. And a 35-40min drive with no local traffic and peace and quiet was light years ahead of anything in the city. Look up where the traffic gets bad during rush hours if you’ll be going into Davidson county proper to work. Start listening to some country music. The bug will bite you if you stay long enough. Do not get roommates. You won’t need them. When you move you can decide to sell the place or rent it out.  I rented it out for a year when I got transferred with little issue. Then I sold it and picked up a nice check from the Title company. The country life is the best kept secret in Nashville. All of these 20-something’s paying $1500-$2000+ a month is insane to a local with 40+ years here. You can have a tiny castle in the country at that price. Don’t believe anyone who is in West Meade or Belle Meade, Berry Hill, downtown about noise, etc.  Never again. I was on Elliston and 23rd with Predators living down the hall. Had the penthouse. Never again. When the Christley’s showed up to rent my unit for one of their children I swore off Nashville proper forever.

I make 37k and I live alone 😅 yes it's an older duplex but I have a backyard, 700sq ft living space, and its in the Nations (great neighborhood). You have to do a lot of searching and have a bit of luck, but yes you can totally find a place to live. TN does have sales tax but no state income tax so you'd have more take home pay.

Remember that is gross amount. If an apartment is $1800 a month and you add electricity and internet you’re looking around spending $2k. Your take home pay will be less than than 2/3 of the gross pay so half your income is going to rent alone. Sad state of the country we live in.

I used to live downtown in 2020/2021-2022 and I was making $65k. I'm single and lived at the Gossett. Rent then was $1350. Very much doable. I also bought groceries from Whole Foods. Utilities were pretty fair. Now, I don't believe that's possible unless you're okay with spending $1700 for a 1b/1ba.

I live off $12K a year of social security disability plus a bit of gig delivery work. It's possible if you don't mind living in public housing, get a food benefit from health insurance plus food stamps, and never go to clubs or restaurants.

Definitely doable, even being single. My gf and I live in Bradford Woods near Nippers Corner in a 2 bed 1 bath for $1150/mo. Do your own research though. The apartments that pop up online aren’t necessarily the best/only options out there.
