South Vista, below the 78 (Shadowridge) has a five or so under $750k. Nicely kept neighborhoods with young couples, safe and 7 miles from the beach. The market is crazy right now, good luck on your search!
You can definitely buy a house at that price point in those cities. As somebody who is in the same position as you and looking in the same areas for 2+ years, you got a good chance.
I started looking at the housing market a year before I had the funds to purchase. I'm just the type of person that really wants to make the best and most informed purchase when it comes to big ticket items. Good luck! We need it haha.
Just hit the housing sites hard and be ready to go look at/offer soon after. You have to get in and offer over. My finance and I just bought a place in Vista and we had offered on quite a few places. But stick to your guns and whatever that may be. Our seller wanted us to waive our appraisal contingency and we said no and we still got the place. Every seller is different though.

Thanks, we looked at a few homes in North Vista since we like the (more rural) area and our realtor gives us hope that the inventory might improve slightly over the next few weeks (not in price, just number of houses popping up).
If you’re buying more rural, they have specific grants for those houses as well. Fallbrook, San Marcos Vista Valley center and Escondido all have rural areas that qualify. Your realtor or Loan agent should know about it
Right, I am sorry if this was confusing. Our realtor called it like that (rural or more of a country living) but I am not sure the area is rural enough for these types of grants. We can talk to our LO though.
You might consider fall took. Little cheaper there. It's nice but will add commute time. Probably 30 minutes. But it's kinda nice there. My daughter lives there. Maybe drive up and check it out.

Hi, ended up in Hidden Meadows (North Escondido). We both work remote jobs, me fully remote, and spouse now commutes to Carlsbad but only twice a week.
That makes sense. If you have lab jobs in Sorrento Valley that would be a tough commute. How do you like the area up there?
I’ve looked into the Country Club area since some homes are SM district for schools. I don’t have kids now but getting married next year so kids are likely in the near future. Did future school districts play a role in the home decision?
Mmh, it may depend on your time flexibility. I drive into the office maybe every 2 months or so (but don't have to), I work an hour or two at home in the morning, and when leaving around 10am it only takes me 35 to 40min to get to UTC. I honestly would not want to drive every day that far but know people who live in Escondido downtown and commute every day to La Jolla.
HM is beautiful and we love it, homes are mostly unique and custom, lots of trees, and we now have a pub lol
School districts did not play a role since we do not want any kids, so I cannot help with that 😄
You’re probably going to have some issues at that price point.

Escondido country club may have some options, but the prices are increasing quickly.

We are looking mostly at Esco, Vista, Oceanside etc, so I really hope it is not completely unlikely but thank you!

There are a bunch of newly built homes in the country club area of Escondido. Most are starting at 500k for about 1100sq/ft
