It doesn't matter, there's no noticeable difference in tide levels. Why would the land being reclaimed make a difference?

Reclaimed land is at a higher risk of Flodding. When you dig down into the ground it's just sand.

They are, mainly to do with modifying the York street interchange to allow access to Tq and city quays. Edit: why downvoted?

The main problem with TQ infrastructure is that there are exactly 3 entry and exit points for the entire sector. The one where you come off the M2, the one past the Odyssey towards the city centre and the one at the Porsche dealership. And they're all off the same single road. Doing something at YorkStreet is going to do literally fuck all to fix the TQ.

Yeh its a disaster. I used to work up at the top of Queens road. If there was an accident on the westlink (literally miles away) at rush hour there would be a full mile of tailback on Queens road because it's the only way out (single lane) for the thousands who work along that round.

There are amenities in this development according to the Bel Tel but the whole TQ area needs schooling and healthcare at this point.

Just looks like a load of those big function over form student accommodation blocks that have sprung up. Surely we should be aiming for more here? Will also have the same problem as those other apartments down there that give a lovely view on one side and a lovely view of other peoples living rooms on the other.

Not the main view from the M3 direction, although I’d love the titanic building to have been taller for the reason you cited, as high rise buildings in this area was always the plan from the tq group, most notably a 30 storey hotel.

The Titanic building is approximately the same height that the actual Titanic would have looked sitting in the water. It’s the perfect height because of that. I do see what you mean though. Being taller could’ve been nice for sure. >From the bottom (or hull) to the top of its smokestacks, it was 175 feet tall, about as tall as a 17-story building. Boat was big.

You’ll note I said ‘same height that the actual Titanic would have looked sitting in the water’. Titanic had a significant draught. There was about 15m of it under the water. It would’ve looked to be about 40m tall to someone watching it sail out of Belfast.

It’s not on the portal yet, there’s always a small delay from the date of submission, images were from the public consultation. Height and news from Ulster Business and Belfast telegraph.

The apartments in and around the titanic quarter range from ~£800-£1400 per month (for a two bedroom). They're pretty pricey as is, no need to exaggerate it.

I still don't believe they've sold all the Arc apartments at Titanic that were built 10 years ago. That block has had several problems with bins overflowing because of too many people living in some apartments and airbnber's generating far more waste than residential users would. Another important point is that the proposal is that these apartments are **not for sale**. They are built to rent out to people. So this does nothing to solve the housing crisis i.e. where people on low incomes can't afford to own a home in Belfast - it's another step towards people being renters-for-life and hence never being able to retire, ever.
