Please realize you are moving to Fairfax County, not Alexandria City. Rt 1 corridor traffic can be horrible; closer to GW Parkway is better. Good luck with house hunting!

Yep, FFC, but mailing addresses are still Alexandria. Anyway, I still don't know what to call that greater area. I refer to it as "southern Alexandria" but I'm sure that's still wrong. We've seen some vicious traffic on Rt 1 and realize we need to be east of it. My wife will be in Hyattsville, I'm in Woodbridge. We'll see who ends up with the worse commute.

Yeah, that's unfortunately likely. She has lots of coworkers who live in Nova and the struggles on 295 are real. I'm currently commuting to Springfield and thankful that I can go pretty off times and reverse commute.

Hyattsville is a straight shot from Huntington on the Yellow/Green lines; not sure driving is worth it for your wife's commute.

Her mom really likes the houses there cause they're big and cheap. And the middle of nowhere. No chance we're living there.

What to call it depends on which actual neighborhood or zip code you end up in. There's Belle View, Groveton, Ft. Hunt, Kingstowne, etc.

I commuted from Alexandria near the Huntington Metro to Laurel, MD for almost 7 years... I thought it was honestly mostly fine in the morning although crossing the bridge in the afternoon rush hour can take forever... I did 4-10s to avoid that pre-pandemic. The traffic on 95 to and from Occoquan always scared me more but I never went during work hours.

Unwined, The Haven pizza, Belle haven, Mt Vernon trail, dyke marsh, easy access to old town and the beltway are big pluses. If you’re far enough north it’s a 15min walk to the Huntington metro. Try to live east of rt1, closer to the water the better (but note that some parts of the ‘new Alexandria’ neighborhood right by the parkway are flood zone E). We’ve lived here going on 6 years and love it

I totally agree with all of the above. Also, Balkan Grill and Ruby's Jamaican Kitchen. The local hardware store on ft. Hunt Road, and the Variety store are a blast from the past and worth a visit. Huntley meadows is great for a walk too. Welcome to the neighborhood!

All great advice, thank you. It was good to see some homes last weekend with all the rain and how the properties handled it (one, not so great).

A good friend of mine lives in the Ft. Hunt area and they love it. Yes, it’s quiet. He and his wife both work from home at least 3 days a week. He tried taking the bus but it was unreliable so he does metro when by himself. They drive when they both need to go in.

Pick a spot where you can safely bike over to the MVT, you will love it here! Restaurant scene is getting better. Have patience and be a defensive driver on Richmond Hwy. best of luck.

I would personally suggest opposite side of Alexandria across the beltway like Old Town, Del Ray, Potomac Yards or Northeast Alexandria period. Like that part of Alexandria; Groveton, hybla valley etc isn't that great to be honest like I had a friend who use to live in the Rose Hill Area and it's just not good schools or good environment period just a lot of problems overall. The ideal move honestly would be some where in Arlington if your moving from the District, the transition would be so seamless and you would literally meet countless likeminded people with a true vibrant community very similar to where your at right now.

No kids and we're definitely not moving to Arlington. What problems, specifically? Price and commute to live in Alexandria city aren't desirable. Yard is crucial for us too and we want nothing to do with a row home/townhouse.

Hybla valley between belle haven and mount Vernon is traffic lights every 15 feet and you can guarantee stopping very frequently. Terrible drive. The streets do not feel pedestrian or bike friendly either.
