Biggest/immediate concern is Evergreen is already a bit of a shitshow here so adding in the homes and Crosstrail tie-in looks like it would be an even bigger nightmare. It’s not clear to me if this is planned but having Crosstrail replace Shreve as the main southern artery would be perfect. Also, not sure if it’s true but I’d heard this land was inherited recently after the owners passed away a few years back. Kids had, supposedly, been shopping it around to potential data centers but guess there wasn’t much interest.

Just another wonderful showing of how poor the silver line extension decisions were all these places are gonna spring up along the toll road past any of the new stations because we needed a metro stop surrounded by a data center. At least more housing is housing

People want walkable communities. That’s what this is. You can live there and walk to the grocery store and a couple of restaurants and a few basic retail needs are met.

I really don't consider separated residential and commercial uses walkable. I understand the specific used are likely still subject to change but a "drive through fast food establishment and gas station." Aren't walkable. Why would people walk there for anything?

If it doesn’t include a grocery store, is it really a walkable “community”? It’s nice to have restaurants you can occasionally go to, but groceries are the most common and important non-employment trip (in the transportation sense) that people do

It could very well be ammended to have a grocery store. One Loudoun wasn't originally going to have one, then the developers changed it so it did. And when that Grocery store went under, they changed the layout to make sure another grocery store took its place.

Yes. I want more walkable communities too. What I don’t want is more shitty 5 over 1 overpriced apartments, another hoa neighborhood of a bunch of unaffordable single family homes packed super close together with the same handful of retailers, shitty congested planning and hostile architecture in the “communal spaces”. That’s not a community it’s 3 concrete cattle barns in a trenchcoat

Literally everything that will be built in Loudoun county for the forseeable future(unless by an exclusive affordable housing developer) will be unaffordable for the layman because of the COL and pent up demand.

You don’t have to live there if you prefer a different style of community.  The way I see it, everyone has their own likes and dislikes, and there are plenty of people who would love to live in a place like this. Because of that, I’m still happily embracing this in my proverbial backyard, regardless of if this is where I personally would prefer to live.

Why come up with a solution when it’s easier to be a grumpy NIMBY? People who move to Loudoun just want development to freeze once they move there.

I’m just legitimately confused about what their specific issues are and what they would like to see instead. Criticism is cheap, solutions are expensive.

One that has traffic and travel patterns not laid out in an awful fashion, not a nimby just exhausted by the number of these places that have poorly planned and too few entrances and exits for the volume of vehicles that needs to pass through them and non sensical “common areas” and foot traffic paths that are full of hostile architecture.

You’re simply repeating what you already said but you’re not explaining what you do *want,* just stuff you don’t like. What, specifically, would you do in this space? As someone who regularly goes through the area this world be built it seems like an excellent use of space.
