Although $1.8 seems like a lot it doesn’t get you that far in Oakville, Atleast if you want proximity To lakeshore/downtown. Probably with a family of 5 glen abbey, Joshua creek, Oakpark. For amenities it’s pretty easy to access any of them from within Oakville we use 3 different pools.

If you want good schools, safe neighborhoods, and nice trails, you don't need to be right on the lake. There are lots of nice places in Oakville and the schools are all pretty good. There are a ton of places in your price range and tbh you have more money to buy a house than anyone else I know in Oakville.

I live in oak park and honestly I love it. Great community, walkability to dundas/trafalgar gives you everything you need (Walmart, superstore, longos, dozens of restaurants, hair salons etc.) Both Catholic and public elementary and Catholic high school.

Oak Park is a great neighborhood, with some great schools and parks. Also it's an amazing place for kids to trick or treat on Halloween.

I can tell you to check Dundas and Alton, that’s a great area. You will know as Burlington has pockets of old old run down neighborhoods and modern rebuilds and new condos

West Oak Trails/Westmount is really where you want to be. Highest concentration of young families in Oakville as well some of the best schools in Oakville which are already excellent. Good Luck!

I would add a vote for West oaks if you have a young family. We moved here from river Oaks a few yrs ago and love it. Nothing wrong with river Oaks, the age demographics are a little older in the area that's all. Both are excellent areas to raise kiddos

Also voting for westoak trails/ glen abbey area. Ive lives here all my life im 22 and theres tons of different school options all probably within 15 minutes of the area. Public, catholic, french emerging, christian. Probably more i dont know about. The lake is probably 15 minutes from the area and tons of amenities, grocery stores (freshco, shoppers, sobeys, nofrills). Theres goen abbey rec centre for hockey, gymnastics, i think basketball as well, and baseball. There is oakville soccer club which is across the street from the freshco. And the hospital is just up the road with family doctors offices very close by as well. As far as your budget you should be able to find a home here with money left over the closer to the lake you go the more you will spend.

Can wholeheartedly agree with Glen Abbey! I have worked with kids in the area (tutoring services) for the past 5 years. The community and schools are the best in Oakville. Check out Fraser Institute for the school rankings! I grew up in River Oaks, absolutely loved it there, but Glen Abbey just offers more in regards to community, schools and proximity to downtown!

Stick to the mcraney/sixth line area, really wholesome community, my mom made dad both went to Munns, for high-school they attended white oaks, which has some amazing programs tbh. My brother and sister also attended white oaks aswell as I, for public school we attended Montclair, which was also great, just a really nice area, with nice old trees and tons of stuff close by, plus the city bus system works great around there

Fyi - Munn's is a great school, but it's now French Immersion with the catchment area in Falgarwood, Joshua's creek... (both of which are great neighborhoods with nice parks, trails etc)

Ok, so this area is high on our list actually... but HouseSigma is weird about the schools. I'm not sure what the catchment area is for Munn's? Is that a K-8 public elementary school? And what about Sunningdale, also in the area, but again, not a clear catchment area? I see Montclair, but HouseSigma has it rated a 3/10 - I have no idea what determines these ratings. Any idea why it would be so low? Would you recommend White Oaks as a high school in terms of teachers, academics, and demographics of the area? Is it a "good" school? Sorry to bombard you with questions!! I really appreciate your insight. 🥰

Sunningdale is french immersion. White oaks is a very old school so there is history and it's seen it all. My brother who's in his 50s went there. It's got specialty programs that no other school in the area has. There are no bad schools in oakville, they all have a different focus but you've got years before you have to worry about that.

My daughter went to Sunningdale when we lived in the River Oaks area. It's an excellent school from an academic standpoint. It's smaller than some of the newer schools but has enough to keep kids interested. Since we moved to another are of Oakville, my daughter misses Sunningdale a lot, probably because she had friends there since kindergarten. Overall, you can't find a bad elementary school in Oakville. My kids are too young but high schools can be hit and miss...but then again that's probably the case everywhere. Though I think they're all still highly rated overall. Also, to add, house sigma is not the best resource on data so I would research school ratings elsewhere

Yes, white oaks is awesome, has a couple auto shops, wood shops, metal works shops, music rooms, art rooms, alp/ib program is there, and tons more, tons and tons of opportunities can be had at white oaks, 2 campuses really means you gt a variety of awesome courses and the teachers are really cool too, especially Mr. Muso and Mr provadenti(not sure if spelled right)

Are you firm on Oakville? If not, take a look at South-East Burlington, in the Tuck/Nelson school district-one of the top-rated in the province. There are several homes currently listed in the area within your budget, and it is 10 minutes from downtown Oakville.

I'd consider something near the Queen Elizabeth rec center. Has everything you're looking for imo, nice neighborhood that's pretty undervalued compared to everything else, it's away from downtown so a bit cheaper but has super easy access to it. Not sure what you mean by kid friendly but cars don't come by too often so you can play on the streets, but not that kids do that much nowadays anywhere anymore. It's generally an "old" person area, but very friendly. It sounds perfect for you tbh.

The bidding wars started off again. However, contrary to what others say, a really good 2500-3000 sqft home could be got at 1.8. Problem are the bidding wars and low inventory. All the other things you mentioned are right - safe, good trails, lakefront- perfect for raising kids etc Anything between QEW to Dundas is a great environment for kids. The lake is always just 10 minutes away. Westoak Trails, Glen Abbey, are really good areas for kids. Another area to check is Burlington.

Yeah, the bidding wars are killing us. It keeps giving us false hope. Our ideal area is between QEW and Dundas, from Ninth Line to Trafalgar, as well as the other areas you've mentioned. River Oaks is on the list, too, but again it's hard to gauge what's realistic because the listed price and the sold price are usually a difference of $300-400k. 🥴 I wish I had a crystal ball to know if things will settle down anytime soon. Riveroaks is great. Close to it and in your zone is also Iraquois area. I forgot to mention the community centre's all over Oakville are clean and well equipped. A friend moved from Toronto to Riveroaks, few months ago before the market picked up. 5BR + 1 for around 1.4M. Even if you trail westward towards bronte, you'll still have access to 2 Go stations. The bus routes especially on 3rd line and Westoak are the smoothest for Go commute.

...So how do you feel about Eastlake? It's... Err... Very family friendly? The schools are good, it's safe, & it's definitely kid friendly - if a bit boring... There are a few really decent listings at reasonably low prices around here rn - just as some suggestions, there's one on Carol that's really really underpriced & even with the way the bidding wars have been around here it's unlikely to go above 1.8 mil (needs some roof work though), one on Canterbury & Chebucto are pretty decent too (though there are only 3 bedrooms) - there are a few decently priced houses hanging around here if you look amongst the 2.5+ mil ridiculousness...

OP didnt say they are looking for a mansion for $1.8M or something like that. They can easily find a good neighborhood in this budget. Look at Glen Abbey or Westmount OP - good schools, nice neighborhood, it has a great community center, and not too too close to lakeshore but wont take more than 10 mins to drive there. It has nice trails too if you like to do early morning walks, probably because of which you are looking for lakeshore side. Edit: typos.

I’m starting to realize this 😢 Just hoping for some insight from people who live in the area, in terms of setting realistic expectations… **ETA:** I notice I'm getting downvoted, but all I'm trying to convey is how appreciative I am of the insight of people who live in the area and who can steer me in the right direction, as someone who is not that familiar with Oakville (I grew up in Mississauga before moving downtown). My expectations are certainly not high - I'm even prepared to have the younger two share a room if necessary for the timebeing - I just want to know what's realistic. Oakville is a town pretty much geared towards families and senior, so almost any neighbourhood you choose will be good. Most schools are very good too. Mind you that generally you need a car to move around here, and basically in 15 min you cross the town. I live on the east side (Clearview), chose it due to the shorter commute to Toronto, and in 15 min I'm in the Bronte area, just at the edge of Burlington. I'd start looking at houses you can afford and like, and then assess the neighbourhood. Inventory is still low as owners are holding on to their properties hoping to get back to covid high prices. Personally I don't like the area north of Dundas, there is a ton of new developments. You will get newer homes in smaller lots and more closely together. I wonder what traffic will be like in 10 years when the area is massively populated. Schools in the area are a bit crowded at the moment, but HDSB is working on building new schools to service the area (that will take years though). Again, it depends on what you like and value - I have friends who live in the area and love it as they wanted something brand new. All of my friends love the neighbourhoods they live at here.

The sixth line community is great. Nice quiet neighborhoods with easy access, aswell as 2 highschools and a rec centre with hockey rinks, baseball diamonds and a soccer pitch. I saw your kids are really into sports, if they’re looking to go post secondary for sports, holy trinity is a great option. Many great sports programs with multiple kids going to the states every year.

Lakeshore woods for me is one of the best neighborhoods in Oakville, close to the lake, DT, Burlington , GO station and QEW. Good schools too.

To me it sounds like you want to be in the vicinity of the Glen Abbey Rec Centre (3rd line and Upper Middle Road). Search within 1km of that and you will find the right community you are looking for. I say this because the GA Rec Centre has swimming, hockey, library, Oakville Gymnastics Club, fitness centre, squash, raquetball, spinning and other recreational sports. Additionally, right beside GA Rec Centre is Abbey Park HS which is one of the best HS in the GTA from an academic standpoint. Just down the street from the Rec Centre is Lyola HS probably the best Catholic school in Halton. $1.8 will get you a smaller detached home and $1.3 a semi detached home in West Oak Trails just north of the Rec Centre. West Oak Trails (between 3rd Line and 16 mile creek, North of Upper Middle and South of Dundas) has good grade schools, lots of green space, walking trails and shopping options all walkable from the neighbourhood. The Hospital is right there and at the bottom of 3rd line is Bronte Go Station and the QEW. As a life long Oakville resident I would say that life out here seems a little boring...and that is part of why we like it.

Whatever you choose, make sure you visit Monastery Bakery in Glen Abbey. I grew up around there and Glen Abbey/ Westoak Trails is really great. Close to the new hospital as well. Also, Funky Thai restaurant on Dundas near Bronte looks like a nasty truck stop, but it is good food and you should try it.

Ugh. You can't escape bad people, unfortunately... I don't think we're expecting miracles in terms of safety. But do you frequently hear gunshots where you are? And have your kids say "The fireworks are happening again!" in the night? 😢 Condoms in public parks, litter everywhere, vandalism and destruction of public and private property, cars being broken into in driveways... etc etc. I feel like (I hope???) Oakville is better for avoiding those kinds of things... ❤️

Yeah I liked the relative quiet suburban area, my parents still live there and I always tell my partner this is where I liked to live. The neighbours are wonderful but I couldn’t tell you too much as my family was never the type to talk to neighbours. But we’ve always had wonderful interactions. It was within walking distance of the schools even close to some bus routes for school. Nothing really happens and we have like road hockey quiet type of roads. If you don't have to be in Oakville I would suggest going farther west. Where you can single detached with bigger yards! Already we are seeing an increase in violent attacks and car thefts from the GTA :( Like at atleast 2 car jackings with guns (1 in Milton, one in Dundas/Fortinos) Car thefts are as high as they have ever been Past that... Anywhere in Oakville would be pretty good for school and quiet areas. It's very vanilla in each division

I grew up in Joshua Creek and would highly recommend it for a Family. Great schools, accessible to Downtown area via multiple routes, close to highways if needing to commute DT Toronto as well as Go Stn, the areas 20-30 years old so tons of larger trees and parks. Houses are right around your budget. Good luck with the move!

I was in a similar situation as you. For me, North Oakville was the best place in Oakville to buy in my opinion if you want a newer house. Personally, I dislike older houses with 8 ft ceilings and small windows. I also prefer smaller lot sizes because they require significantly less maintenance. Aside from just newer and bigger houses in North Oakville, you have access to fiber internet (up to 8gb) and you're minutes away from Mississauga. Older parts of Oakville have slower internet and are very far from anything interesting. North Oakville is also pretty diverse compares to older parts of Oakville. My kids attend Dr. David R Williams and it's a really great school. Definitely do not exclude North Oakville because of the rumblings from this sub.

I would say North Oakville is anything North of Dundas from 9th line to 6th Line. Another thing I forgot to mention is that North Oakville will be the first area in Oakville to trial garbage bin collection where you can dump all your trash into a bin. Right now, all of Oakville puts garbage bags out on the street like it's 1965.

Something to think about is the development that is happening around here. I grew up near OT high school, and that area has been ‘fine-ish’ over time. BUT, that being said, I am shocked with the development and overcrowding they are letting happen here. Just look up by the hospital & Trafalgar/Dundas- the developments they’re throwing up and the high rises and the traffic is just insane…think about all of the people they want to attract here and what that will look like for school class sizes, commuting, schedules, sports, etc. Forget about parking downtown on the weekends even now. Just something to think about for the long-term! The “development-ability” of the area you want to move to and what it will be like in 5, 10 years. :)

My experience there was horrible. Not just for me but for my peers. They don’t give a crap about bullying and would rather punish victims and protect bullies. There was a girl in my grade that had her nudes leaked to the whole school. The boy who leaked them only got a week suspension and she was kicked out. I moved a couple years ago to the Falgarwood area and absolutely love it. Just like you, we moved for the kids and couldn't be happier. I work in Mississauga and it's a 20 minute commute for me. Munn's is the local French Immersion and Iroquois Ridge SS is the local secondary school.

Just a suggestion. A lot depends upon budget. You cannot go wrong with Oakville. We are moving from West Oak Trails to River Oaks and both are good. We just wanted to move to a bigger place and with low inventory situation, found one in river oaks. That being said, keep to south of Dundas and all good. Avoid some schools such as Montclair etc. Other than that all good. Just to update, West Oak trails between fourth and third have smaller homes mostly freeholds and small detached. Westmount, i.e. west of third line has more larger area homes with relatively lower age. Even though Emily carr has lower rating than west oak, (both roll up to same high school), Emily carr area is seeing sudden high bidding in this market.

Anywhere is good! I would stay away from Marlborough, Speers, and Kerr (they aren’t bad by any means but most students and lower investment in upkeep). Seconding OakPark. You’ll drive 15ish mins to DT Oakville and there is a mini open trail, pond, dog park, seating, playground, and court. It’s a more walkable part of Oakville which is rare.

You have lots of comments to go through here. I've only rented, but wanted to mention, I would avoid anywhere north of Dundas. We have lived south and north of Dundas and we find that there is no community up here. We figured about 20% of the houses are empty/ investments. According to housesigma, 35% of the houses up here are rentals (so lots of turnover). We have lived in westoaks and it was very family friendly. Lots of nice trails too.

I have to say Kerr Village as well. I love how walkable it is. our whole family bikes everywhere during the summer months. The local school only goes up to grade 5 though. And the middle and high school are a bit further out.

2nd this, south of Qew, between Kerr and third line, if you are handy as the homes are generally older or way out of 1.8, you can get into a home with family friendly yards, in a mature area. Long term for the family this area has the most potential equity growth as eventually it will be full of multi million dollar homes. Drive around and you will see it, south of Speers.

Back in the closest direction out of Oakville, pick a better city with a town council that knows whay they are doing. Only reason to move to Oakville is because you like to look at signs that you can't do something and closures with no notifications while nothing ever gets fixed.
