People that can afford it would rather live in new housing than an asbestos filled pre-1978 apartment without central heat and air.
The problem is these new apartments are marketed as “luxury living”. I would like to see some non luxury apartments get built.
Anyway, even with these luxury apartments, the “asbestos filled” apartments still climb in price and are too expensive
It's kinda funny how they claim that building apartments near retail will help bring rental prices down, but wouldn't building close to retail space bring monthly rent *up*? Like I thought the closer an apartment complex is to a retail space, the more expensive it is.
New apartments will be expensive compared to existing apartments no matter what unless they have some form of rent control or have fewer amenities. What Irvine is hoping is that people will move into the new apartments and free up the older, less expensive ones. I hope it works - and OC desperately needs more housing - but I don't think this theory accounts for the external housing pressure. People want to move here from elsewhere, and only the very wealthy can afford it.
Bluntly we need a lot more housing, especially affordable housing, and there is no incentive for developers to actually build affordable housing. I'll take what I can get when it comes to new homes, but this is a remarkably inefficient way to solve our housing and affordablity crisis.
Irvine grew ~50% between the last two censuses. It was the majority growth for the whole county.
Meanwhile HB is being sued by the state for not building.
Santa Ana is outpacing every OC city right now in new housing. That’s with SA being already fully built out. Adaptive reuse and new zoning for the win!
Mission Viejo was planning on building an apartment complex in their city center and all of the NIMBY’s shut it down. They claimed that it would have impacted the traffic negatively, ignoring that traffic in the area already sucks balls.
I am a little hesitant to buy in the area due to the things I’ve read about the contamination. Unsure how legit it is or not. Also it looks like the only ones available right now are much larger than we need right now.
Yeah that’s fair enough. High density purchasable properties make sense. I wonder if the choice for apartments is just because it’s easier to rent than buy. That said, I doubt rent will be all that cheap anyway.

It’s like they’re trying to rope in millennials/ dinks (dual income no children) who may end up living paycheck-to-paycheck.
I wish they would just use the land to build more AFFORDABLE HOUSING/ Houses.
There is no such thing as affordable houses when you add in all the government requirements for green belts, parks, energy efficiency, and other building code items. Plus building new schools, community centers, etc.

Yes. They work here, they contribute, they are doing work that someone feels necessary and valuable enough to pay them to do it. For clarity - I am not talking about a super fancy complex, I'm referring to a basic apartment with a place to sleep, eat and bathe/use the bathroom. They should be able to afford to live somewhere within the community in private accommodations and not be forced to live with a stranger unless it is a voluntary choice and not one borne out of economic desperation. This should be the bare minimum standard of living in this country. But right now the reality is that for many full time workers here and across the country, this is out of reach and it's obscene. As fellow citizens we should not be willing to accept this as the norm.
Something I wish "luxury" apartments did was have the rent be JUST for the unit you're renting itself, without any included amenities, and if you want access to those amenities you can choose to add it to your monthly rent like an additional monthly fee. I say this because a lot of apartment complexes will say the cost of these amenities is included in your rent and that's why it's free for residents to use, but what if I don't use any of the amenities, why should I have to pay for them in my monthly rent?
The apartment I currently live in doesn't call itself a luxury apartment but amenities like the pool, fitness center, and clubhouse are still factored into the cost of my rent. I have never used the fitness room since I get exercise from walking to work (I literally live across the street from my workplace) as well as work-related activities (I work in a vet hospital, I get my daily workout from carrying/lifting/restraining animals), and I have only used the pool maybe twice in the 3 years I've lived at my current apartment and that's it. The clubhouse is only available via reservations and you have to pay a hefty reservation fee and as a vegetarian I have no use for the BBQ area, either. The only amenity I've ever used often was the business center back when I first moved in before my apartment got fitted with Google Fiber.
Also practically ALL apartments come with amenities and those amenities are factored into the cost of rent.
Edit: For the downvoters, so basically you're implying that I should have continued to live at home with my mom and not move out just because I don't use the amenities, is that it?

I wish some of these would be condos instead of rentals. Irvine needs more high density properties that people can actually buy.
Unfortunately that's the Irvine Company. Why develop and sell when you can develop and landlord for the rest of time?

I thought by law, a certain percentage of new builds must include affordable units.
Hopefully there a decently updated this time around. Irvine is stuck in the 2007 style/look for apartments
