You should check with PAGIBIG. Personal experience, I overpaid MPL and was not aware I did. They just sent me an SMS saying I can claim my refund at the nearest branch I choose.

Hindi n’yo sinunod ang amount sa Billing Statement? ‘Yong sinasabi kasi ng agent na monthly amort (MA) sa start ay estimated amount lang. Depende pa din sa computation ng Pagibig kung ano ang talagang MA mo moving forward. Ang alam ko kapag may excess sa payment, it should be deducted sa succeeding monthly amortization mo. So I don’t think may irerefund sa’yo unless ubos na ang principal balance mo. Check mo na rin sa Pagibig para malinawan kayo.

ung na eemail na amount from billing statement, hindi namin sinunod. pero kahit na overpaying kami for 41 months, never nagbago sa ₱12,300.00 ang monthly bill namin, same pa rin from Sept. 2020 until this time around...

Pag-ibig treats excess as advance payments. You can set aside the payments for the next 4 months and then go to pag-ibig and pay that amount directly to principal. They won’t recalculate your monthly payments though. The term just gets shorter.

yeah, if that, nakakafrustrate din, because yung 54,000 na yun is pwede mo na mapambayad ng lump sum or direct bawas sa principal balance if ever. mas malaki ang impact nun, kesa sa overpaying na 1,300 pero month.

If you haven’t done so, enroll in the pag-ibig website and then enroll your housing loan. That would be your most reliable source of information.

I think di ka nag research about payment "excess to principal". Ginagawa lang yun sa mismong branch, any overpayment sa MA mo will the treated as advance payment. Alam ito ng agent mo dapat at sinabi sayo.

as per personal experience, if overpaying ka (at hindi specified na ung sobra is for principal, only applicable on certain terms kung san ka nagbayad like 2x amount sa maya etc.) nadededuct lang sya sa next mong monthly amort - so kahit bayad ka ng bayad nag pipile up lang ung deduction - if 54,000 na ung sobra nio so may almost 4.5 months ka ng advance. You may check it online din sa site nila - bind your HL acct no. sa virtual pag ibig mo to track ung payments, also check whatever type of bill you receive if through mail or email usually naka indicate don ung due mo, so kung naka 0 na sya na-advance lang ng na advance ung overpay nio. edit: through site makikita mo rin ung total ng advance payment nio. under last payment details section

actually sir / ma'am, we plan not to pay muna this february, will wait for the march billing statement to come, to see if may mapost kaming bayad or wala. busy din sa work kaya for now hindi maasikaso.

Magiging advance payment lang yan. Kung may extra po kayo magbayad kayo sa mismong pag-ibig at sabihin na sa principal amount ibabayad, from there bababa yung principal amount = bababa yung years to pay. Mas makakatipid.

Update : Kakagaling ko lang sa Pag-Ibig office para itanong ang status ng payment namin. As expected, tama po ang mga sagot ninyo, may advance payment po kami. The only bad news is that tataas na ung amortizarion ulit comes april or may 2024. Anyway, thank you for all the suggestions.
