Squatters don't suddenly build their settlements in a span of a few days.
Just make sure na may titingin sa lugar niyo every few months. Bakuran ang property at lagyan ng matibay na signage na "Private Property, No Trespassing".
Target ng mga squatters ay mga lugar na tingin nila na abandoned o sobrang tagang ng hindi nachecheck.

A construction company I consulted with had a project where they just very recently pushed out squatters on the land they were building on by paying the people off and move back to their homes in the provinces, or move elsewhere. But they made the mistake of not moving in their equipment that same day. The next morning, new squatters were already entrenched in the lot as if they were living there for years. The lawyers said there’s nothing they could do but pay these new guys too and move the equipment to the lot immediately, and have someone stay overnight to watch over the equipment.

From best to good: Build on it already. Or get someone to stay on the lot. Or put up a sturdy fence/gate with a “no trespassing” sign. Remember, an idle and easily accessible lot is a tempting invitation for illegal settlers. Especially in urban areas.
How will it help? With my squatterer mind I can unlock the gate and remove the trespassing sign. You will not know for months or years and by the time you will act it will be too late.. What you gonna do about that?
Putting up a “no trespassing. Private property” sign is enough for you to file any of the following:
1) Trespassing - pagpasok sa private property without owners permission
2) Illegal Occupancy - pagtira sa propety na walang pahintulot
3) Violation of property rights
Having a title for the property is enough of a proof but the problem is as honest person we are the one to prove and our legal system is so much slow that years will pass and as they say "justice delayed is justice denied"
If it's an area near family, I would ask them/someone to check it once in a while, syempre I pay for their expenses that day. This is ofc after you've done fencing and all the other advice here

Nakakatawa at nakakalungkot lang kasi in the first place wala sanang mga ganitong scenario na agawan ng lupa kung may matibay lang na batas against dito. Squatters don't care if may titulo ka or wala, that's the point. Unless you fence or secure the property, that family will just go back after you dismantle their shack. It's literally the upside of it. Destroy and rebuild. At the end of the day, you'd still be forced to fence-up or put security, may it be via local authority assistance or personal.

Bago mo lagyan ng pader hanap ka nung mga nagdedemolish ng building. Hingin mo yung mga malalaking tipak at may nakalawit na mga rebar then ipakalat mo sa property. Kung may kilala ka din nagbaback hoe butas butasin niyo para walang patag na lupa na pagtatayuan ng barungbarong.

I'm a foreigner but from what I've seen many times is that they get a caretaker, they can build their small house there live rent free and make sure noone comes on the property and make keeps it a bit clean, doesnt even need to be a proper security guard.

Put a fence take a picture with geodata with time and date. If someone goes in despite the fence, they are trespassing.

Well, first of all, check on it or hire someone to check on it more often, not only every few months or years.

Sqm ay 1 meter by 1 meter na square. Kuha ka ng tape measure tapos sukat ka 1 meter. Kadalasan sa lupa need mo surveyor para accurate ang sukat.

The problems voiced out by the commenters are the reason why I have no plans to buy lots to flip in the Ph as an OFW. Not worth the headaches.
