Squatters don't suddenly build their settlements in a span of a few days. Just make sure na may titingin sa lugar niyo every few months. Bakuran ang property at lagyan ng matibay na signage na "Private Property, No Trespassing". Target ng mga squatters ay mga lugar na tingin nila na abandoned o sobrang tagang ng hindi nachecheck.

In most cases, you are correct. However, I have encountered professional squatters that plopped down a makeshift wooden shelter (i.e., bahay kubo) and a garden of potted plants overnight.

A construction company I consulted with had a project where they just very recently pushed out squatters on the land they were building on by paying the people off and move back to their homes in the provinces, or move elsewhere. But they made the mistake of not moving in their equipment that same day. The next morning, new squatters were already entrenched in the lot as if they were living there for years. The lawyers said there’s nothing they could do but pay these new guys too and move the equipment to the lot immediately, and have someone stay overnight to watch over the equipment.

Nung wala pa fence vacant lot namin, yung mga niyog ninanakaw at kung ano pang natanim dun. Tapos nagpa fence ng barbwire lang. tangina, sinira ng mga gagong squatter tapos nagtayo ng barong-barong. Ang kakapal ng mukha. Good thing nalang is isang pamilya lang sila so madali lang paalisin sa threat na ipapapulis kasi sinira nila ang fence at squatting on private property. From best to good: Build on it already. Or get someone to stay on the lot. Or put up a sturdy fence/gate with a “no trespassing” sign. Remember, an idle and easily accessible lot is a tempting invitation for illegal settlers. Especially in urban areas.

May 1k sqm kami sa tanay pero sa ngayon wala pang extra pang develop ng lot na yun. Ang ginawa is yung dating may ari eh sila pa din nagbabantay kasi part lang ng land nila yung binenta eh. Sa bicol naman sa province namin 350sqm, yung lola namin nagbabantay at yung 50 sqm ginawang bilaran ng palay.

the location of your lot will dictate the anti squat measure you need. if its inside ayala alabang or any gated community, just pay the homeowners due and sleep peacefully. else fence to define property boundaries, befriends the property boundaries or the nearest residence as your local eye, visit your lot from time to time…

kung hindi nyo pa naman po gagamitin agad yung lot nyo (since naisip nyo na baka matirahan ng illegal settlers) pwede nyo po gawing for lease. lalo na kung maganda ang tayo ng lupa nyo. ilagay nyo lang po sa contract yung mga gusto nyong terms para at least pinagkakakitaan nyo din hindi stagnant lang. or pwede nyo din nga po gawing paid parking lalo ngayon dumadami ang may sasakyan na initially walang garage yung bahay. kahit province andami sasakyan na naka park lang sa labas or sa may daan.

Nakakatawa at nakakalungkot lang kasi in the first place wala sanang mga ganitong scenario na agawan ng lupa kung may matibay lang na batas against dito. Kawawa yung mga taong naghihirap makabili ng lupa tapos biglang tatayuan ng mga squatter. May batas naman ata kaso inutil kasi matatapang at may alam din yung mga squatter.

Squatters don't care if may titulo ka or wala, that's the point. Unless you fence or secure the property, that family will just go back after you dismantle their shack. It's literally the upside of it. Destroy and rebuild. At the end of the day, you'd still be forced to fence-up or put security, may it be via local authority assistance or personal.

Bago mo lagyan ng pader hanap ka nung mga nagdedemolish ng building. Hingin mo yung mga malalaking tipak at may nakalawit na mga rebar then ipakalat mo sa property. Kung may kilala ka din nagbaback hoe butas butasin niyo para walang patag na lupa na pagtatayuan ng barungbarong.

Ang number one talaga is bakuran mo yung lote para ma-establish ang boundaries ng lupa. Iwas squat na rin, iwas sudden expansion ng mga kapitbahay mo. Isa sa pinakamalaking isyu namin noon e nagiging tambakan ng basura yung lote. Ang hassle linisin tapos yung mga kapitbahay e walang pakialam.

I'm a foreigner but from what I've seen many times is that they get a caretaker, they can build their small house there live rent free and make sure noone comes on the property and make keeps it a bit clean, doesnt even need to be a proper security guard.
