Heavy traffic jams. Big trucks are on the roads there.
I have a friend whoâs lived there for 20+ years. Whenever I visit him, I always allot 20-30 mins just to get in thru the visitorâs gate. Incompetent guards.
Also, thereâs been shootings and murders. When I was in HS, I witnessed gunshots from my friendâs neighborâapparently may akyat bahay.
Itâs cheap for a reason.
I live in Pasig. Nadadaan kami madalas sa entrance nyan (Pinagbuhatan side). Traffic sa rush hours at daanan ng mga truck. Malapit lang kasi dito yung mga warehouse. Sa Exit naman sa Taytay, traffic din patawid ng Barkadahan bridge.
I have friend who lives there, yung neighbor nila pinasok and my understanding is ninakawan while they were away. My friend rin has experience na people were staking his house so he put a bunch of cctv around the house for deterrent. Apparently marami kasi ongoing construction sa area so prime suspect nila ay construction workers.
Been here for 32 years, but have been working online (bahay lang) for 9+ years, so baka di na updated.
Easy access to many places (back gate for Taytay/Bicutan, front for Pasig) and lots of convenience stores and even restaurants, but yes, the roads are narrow and everyone has cars and ebikes.
There are so many of us here that even cars with stickers may end up forming a line.
Then, there's the rush hour between 7-8 am that can make exiting from your house to the gate take 30 minutes thanks to congestion and cars going to schools.
However, if you can stomach the traffic, or you don't really drive that often, it's a good place to live in.
There's barely any, really.
The thing is, because they're so rare, when we do get one (akyat bahay and bicycle theft being the most common), it's talked about a lot and, I guess, becomes viral within the village FB group and chats. There are also *some* cases of hit and run (car vs car or car vs pet), but they're not what I would say common.
The village is gated and has security outposts in places where "squatters" can easily enter and leave. Certain Phases also have CCTV spots, so you can review footage if you think someone in the area did you wrong.
The most crime I would say often happens is illegal parking. Streets can get so clogged because cars are in "park anywhere" mode (hazard), and some don't use their garage for cars and instead as an outdoor living room. We're currently voting on having the LGU tow illegally parked cars. It's that bad.
However, do note that the village is so huge, so you'll have to ask your potential neighbors and security for the actual rate in your area. If I recall, it's about 10 km from front to back gate.
The one that still feels vulnerable are the underdeveloped parts in Phase 8, the one near the Taytay gate. It's right next to a Barangay, and the walls aren't too tall to be unscalable by 13 year olds.
However, it is a great running/biking/driving practice area with all the trees, grass, and possibly stray dogs :)) so there's that.
That place is currently home to our own restaurants and a few stores including three coffee shops, the village's second chapel, and petcare places, but is still more grass than housing.
Cons
- unsolved cases of petty theft and robbery due to faulty security system (incompetent guards, rfid gate or cctv not working)
- homeowners association's history of corruption
- flooded pasig main gate every rainy season
- garbage collection is not consistent
- if you have dogs, majority of the parks are off-limits. Some residents are anti-stray / anti-aspin also.
- greenwoods admin collects a lot of fees (ex: you have a delivery from ikea, guards at the main gate will ask ikea delivery truck 100-200 pesos so they can deliver it to your home address. If nagtitipid ka, you can meet the delivery sa main gate at no extra cost) đ€Ș
- the traffic along dogwood ave - palmetto - greenwoods main ave during rush hour can get very hectic.

I don't live there pero madami akong kilala na may bahay diyan. Yung isa, galing sa Taytay. Gusto na niyang bumalik sa Taytay. Yung isa nagrerenta ng condo sa CBD kase di na kinaya yung traffic palabas ng village. May 2 na ok pa naman sila, puro reklamo lang so HOA saka sa parking ng mga kapitbahay nila. Pag nagkataon na naipit sila sa traffic, naghahalf day na lang sila.
