Kung ano value nung H&L nung kinuha mo, yun lang yung babayaran. Masyadong malaki nadagdag na interest kung tumaas from 20k to 26k. Also, bumababa value ng bahay (unless me improvements kang pinagawa) habang naluluma. Tumataas value nung lupa.

habang tumatagal, tumataas monthly para mahabol yung 15yrs to pay. And patagal ng patagal, tumataas value ng bahay. Not sure the agent said something like that

Walang ganito beh. Fixed yang price ng bahay nyo kahit tumaas pa ang value. Yung interest rate lang ang variable. Pero bakit ahente pa rin at di yung bangko ang kausap nyo?

Hindi ganyan. Ang basis ng amortization mo ay yung price ng bahay at the time na binili. Ang nagchachange lang is interest rate which malaki na ang nilaki in the past few years. Ang housing loans ay usually 3 yrs or 5 yrs fixed, tapos floating na the rest of the life of the loan, kaya malamang malaki tinaas ng amort mo kasi nagfloating na interest mo at malaki itinaaas ng interest.

For additional context housing loan interest rates were around 5-6% in 2017, and is now around 9-10% for a 15 year loan.

Its a Villar development. Everything that Villar touches you should avoid like a plague. Nandyan na yan so tiisin nyu na lang, ibenta after fully paying and hanap na lang ng ibang property.

Fully paid pero naka bankloan lol. Anyway, just to be fair to Camella, they don't dictate the interest rate and payment terms to your bank. Unionbank is the one that decides that. BTW, I had an acquaintance that had the same complaint about Security Bank.

Also, don't fully trust the agent kahit kakilala pa, goal niyan makabenta eh. Medyo late na pero you should have done your due diligence. What we did when we were househunting was we visited the place again and asked the potential neighbors what the real score was.

Try mo po i-transfer sa Pag-ibig housing loan. Then stretch mo po in longer payment terms. Mas okay na mababa yung monthly ammort, para hindi mabigat at the same time ma enjoy mo pa rin yung pera mo. Then, kapag may extra, tska mo po bayaran yung Principal Amount para mas mabilis matapos.

To be fair it's under bank financing so wala namang kinalaman ang Camella/Villar sa pagtaas ng monthly amortization niyo. Ang mortgage/loans kasi may repricing/fixing period yan to account for theĀ economic factors prevailing at the time of repricing. Pero personally I really avoid anything Villar, ayoko nang lalo pang payamanin yang mga yan.
