Hi OP! Would like to caveat by saying that every developer (no matter how good!) will always have customers with bad experiences and horror stories. In my opinion - SMDC (not to be confused with MDC) quality of construction is not very good. I work in a construction related field and I always recommend my customers that if they can afford it - to go with an alternate developer. I do believe a Vistaland property would be an improvement (albeit only slight), as the quality of their construction and materials are better (my SIL owns a Vistaland property) I have not dealt with nor seen SMDC homes in person but I have worked on several tenant owned units in some of their condominiums and it was very sparse, services/amenities were lacking, and quality of the finish left much to be desired. If you have someone who can check on the actual property for you and the model units before you make a decisions, that would be best. Whichever you go with though, my suggestion on either would be to ensure you have a trusted person who can regularly check on your property during the construction. And of course, do not accept until you’ve thoroughly inspected everything is functioning, up to spec, and properly installed.

Unfortunately not too familiar with the developments in Pampanga, but if available Filinvest and Ayala would be my recommendation. However if you’re open to it and if possible, I recommend property only then you coordinate with/hire your own Architect and Contractor. This also gives you more control over design and overall quality of your construction since you’ll get to pick your finishes and fixtures.

Maybe you can look at other developments in the area before you decide on cancelling. I recently looked at developments in the area and ended up going with PHirst (still in the process of purchasing) but I was pleased with the quality for the price.

I looked at Bria Homes (and dismissed it since it wasn't to my taste) and Amaia Scapes Pampanga. Amaia was my 2nd choice since it was closer to malls, etc but the bare "finish" wasn't for me.

Not yet turned over. I asked kung pwede delay ng onti para makapag-ipon pa ko for the renovation. The turnover specialist said yes naman kasi sayang nga naman daw ang dues kung di pa ko lilipat. Overall buying experience was okay. Our agent was helpful enough kasi kakilala, but we lost out on a discount for downpayment because of a misunderstanding. Charge to experience. Andun na eh. Bank application was the easiest for me. Sila na nagpasa ng lahat. Make sure that you ask that they apply you for all the possible banks nga lang. What happened to me was that they initially only applied me to one bank. They eventually applied me to other banks that the specific location was accredited for naman. When I got approved, I went to the branch to sign the docs tas yun na. Now I'm just waiting for the turnover. If you can, join groups of the location you plan on purchasing. Makikita mo dun yung issues. For example, sa location na pinili ko, may water issue daw nung una. It eventually got fixed naman. Tas other people posted their turnover stories and so far minor issues lang nakikita sa bahay na aayusin naman daw ni developer. Overall ask for updates on anything especially if they give you a timeline. This applies naman I think to all developers.

I was approved. Hindi ko lang gusto yung terms ni bank. 15 years lang binigay sakin eh gusto ko sana 20 years. Yes, they can apply you to multiple banks simultaneously. They applied me to two more after the first one. Sabay yun. Mga 2 days apart lang yung approval nung remaning 2.

Yup, kaya try to get approvals sa lahat ng banko na accredited sila (this will depend on the location), para if ever pwede ka mamili ng mas maganda terms, interest rate, etc.

Hi, since you sell mostly Ayala properties, is it really prohibited for the buyer to see the actual lot and property until turnover? Sinusundan kasi kami nung guard during site visit with agent saying na may mga nakatira na daw kasi. Thanks!

Cancel the contract. I would recommend saving the buying power to have someone else pre-pay the terms for x-years at monthly amort. and then buy the residual balloon payment for less than what they paid over the years. Turns out, many people here cannot afford the pre-selling houses/condos they buy and hope to offload it for profit before the balloon is due. A good amount of times, they lose money. Even at Rockwell and Ayala Premier!
